OF LAND AREA BEING A PORTION OF LOT 8, vffiATHERFORD SUBDIVISION AS RECORDED IN VOLu~E 131, PAGE 446 OF THE ~~YS COUNTY DEED RECORDS, CITY OF S~N MARCOS, HAYS COUNTY, TEXAS, BEING ALL OF THAT TRACT DESCRIBED IN A DEED FROM REFUGIO PADILLA ET AL TO LEONILA PADILLA DATED MAY 28, 1971 AND RECORDED IN VOLLJNE 244, PAGE 551 OF THE HAYS COUNTY DEED RECORDS ~ND BEING MORE PARTICULARLY DESCRIBED BY METES Al'JD BOUNDS AS FOLLO';'IS: BEGINNING at a 60d nail set at the base of a leaning 1~ inch iron pipe found for the COM~on north corner of Lot 8 and the west corner of Lot 7, Weatherford Subdivision and the west corner of the Weatherford Reserve as shovm on that plat of Weatherford Addition as recorded in Volume 2, Page 106 of the Hays County Plat Records, being in the southeast right-of-way line of the International and Great Northern Railroad; THENCE leaving the PLACE OF BEGINNING and the southeast right-of- way line of the International and Great Northern Railroad, as shown on that plat numbered 24208-97-d dated March 31, 1997 as prepared for Leonila Padilla by Byrn & Associates, Inc., wi th the COTILmon northeast line of the Padilla tract and Lot 8 and the southwest line of Lot 7, Weatherford Subdivision and the southwest line of 1,lleatherford Addition, S 45057' 59" E 1437.23 feet to a 1/2" iron rod set in the northwest right-of-way line of Interstate Highway No. 35 for the co~~on east corner of the Padilla tract, the north corner of that tract described as 0.011 acres in a deed from Refugio Padilla et ux to the City of San Marcos dated December 20, 1956 and recorded in Volume 169, Page 558 of the Hays County Deed Records, and the south corner of the Commercial Reserve shown on the plat of Weatherford Addition, pass at 865.0 feet a chain link fence corner post for the common south corner of the Weatherford Reserve and the west corner of Lot 8, Weaherford Addition, pass at 985.06 feet a 1/2" iron pipe found for the common south corner of Lot 8, Weatherford Addition and the northerly west corner of Chico Street (a 50 foot right-of-way shown on the plat of ii'leatherford Addition), pass at 1035.16 feet a 1/2" iron pipe found for the COTILmon southerly west corner of Chico Street and the west corner of Lot 1, Weatherford Addition, pass at 1139.82 feet a 1/2" iron pipe found for the COTILmon south corner of Lot 1 and the west corner of the Co~~ercial Reserve, and from the padillas eas t corner, the common record east corner of Lot 8, the record east corner of the City of San Marcos 0.011 acre tract and the south corner of Lot 7 bears S 450 57' 59" E 11.8 feet and a 1" iron pipe found for the east corner of the Weatherford Addition, Commercial Reserve bears N 44040' 53" E 245.43 feet; THENCE leaving the Weatherford Addition, Commercial Reserve with the common southeast line of the Padilla tract and the northwest right-of-way line of Interstate Highway No. 35 and the northwest line of the City of San Marcos 0.011 acre tract and that tract described as 0.084 acres in a deed from Roy Lane to the City of San Marcos dated October I, 1956 and recorded in Volume 169, Page 100 of the Ha::,rs County Deed Records, S 440 40' 53" W 153.30 feet to a 1/2" iron rod set for the common south corner of the Padilla tract and the east corner of chat cract described in a deed from Henry O.
