Michelson dated December 10, 1981 and recorded in volume 368, Page 227 of the Hays County Deed Records, pass at 40 feet the common west corner of the City of San Marcos 0.011 acre tract and the north corner of the City of San Marcos 0.084 acre tract from the 1/2" iron rod set for the Padilla south corner and a 3/4" iron pipe found for the south corner of the Michelson tract bears S 440 40' 53" W 153.30 feet; THENCE leaving the northwest right-of-way line of Interstate Highway No. 35 and the northwest line of the City of San Marcos 0.084 acre tract and crossing Lot 8 with the common southwest line of the Padilla tract and northeast line of the Michelson tract and that tract described in a deed from Frank James et ux to Frank James, Jr. dated February 27, 1997 and recorded in Volume 1293, Page 54 of the Hays County Official Public Records, N 450 59' 19" IH 1408.10 feet to a 2" iron pipe found in the common southeast right-of-way line of the International and Great Northern Railroad and the northwest line of Lot 8, Weatherford Subdivision for the common west corner of the Padilla tract and north corner of the Frank James, Jr. tract, pass at 783.18 feet the common north corner of the Michelson tract and the east corner of the Frank James, Jr. tract, '2:md the 2" iron pipe found for the Padilla west corner, from which a 1~" iron pipe found for the common west corner of Lot 8 aDd the north corner of Lot 9, weatherford Subdivision bears S 330 59' 51" W 155.77 feet; THENCE leaving the James tract with the common northwest line of tne Padilla tract and Lot 8, 1deatherford Subdivision and tne southeast right-of-vlay line of the International and Great Northern Railroad, N 3r 56' 09" E 156.26 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 5.02 acres, more or less of land area as prepared from public records and a survey made on the ground on March 31, 1997 by Byrn & Associates, Inc. of San Marcos, Texas. All 1/2" iron rods set are capped with a plastic cap stamped "Byrn Survey".
