While the damages are considered to <br />be minimal in relation to other hazards, building contents and finishes are subject to damages <br />should the building be abandoned for a period due to extreme heat. Enclosed areas can exceed <br />120+ degrees if not properly ventilated. <br /> <br />3.8 Out-of-date Flood Hazard Mapping <br /> <br />Based on Table 4, "Hays County Existing National Flood Insurance Program (NFIP) <br />Mapping", the technical age of the Flood Insurance Rate Maps in Hays County is estimated to <br />be 12 years old. The Technical Age is the age of the hydrologic and hydraulic analysis, <br />surveying and mapping used in preparation of the Flood Insurance Rate Maps (FIRMs) utilized <br />by Hays County and the individual communities to issue development permits. The existing <br />Hays County FIRMs do not meet FEMA' s current mapping standards and should be updated to <br />digital mapping standards to match the flood insurance study efforts initiated by FEMA in <br />Travis, Comal and Guadalupe Counties that are adjacent to Hays County. Hays County faces <br />the same development pressures that created the mapping need for FEMA to initiate these <br />studies. Local floodplain administrators are required to reference out-of-date floodplain <br />mapping to make pelmit decisions for development in or near the floodplain. Many streams in <br />Hays County have never been studied and mapped and flood hazards such as base flood <br />elevations, floodway location and limits of the ] OO-year and 500-year floodplains are <br />unknown. <br /> <br />I <br /> <br />Ha~'s Counly, Texas <br />Miligation Plan <br /> <br />]02 <br />
