<br />Exhibit C <br /> <br />Development Standards and Operating Standards <br />Harris Hill Road Development Agreement <br /> <br />A. Development Standards <br /> <br />Landscaping - The landscaping associated with the sports car track will consist of four earthen <br />berms at strategic locations outside the perimeter of the track. These berms will have native, <br />regional vegetation planted and maintained in good condition on top of them, in order to further <br />block sound. Landscaping associated with parking areas and other facilities depicted on Exhibit <br />B shall be in accordance with the Land Development Code. <br /> <br />Noise -- The Project will comply with the stricter of the following noise restrictions: (a) no more <br />than 85 dBa, measured at the perimeter of the Property, or (b) the city's noise limits in effect at <br />the time of this Agreement. <br /> <br />Screening - No special standards. <br /> <br />Fencing - Sturdy, high-end barbed wire alongside the three sides of the property that do not face <br />the right-of-way at the perimeter shall be permitted, Along the property fronting Harris Hill <br />Road, a lockable gate and potential for chain-link fence with outcropping barbed wire at the top, <br />Alternatively, a chain-link fence on all four sides of the Property would be permitted. <br /> <br />Once inside the property, two more lockable gates may be included to be able to section off each <br />area of the development. <br /> <br />Any archway constructed over the entrance must provide at least Thirteen Feet Six Inches (13', <br />6") of clearance, and any gate must be at least twelve feet (12') wide, or they are subject to being <br />destroyed by Fire/EMS in event of emergency, without any recourse whatsoever by Harris <br />against the persons responsible for the destruction. <br /> <br />Parking - Two parking lots are permitted as depicted on Exhibit "B". One, approximately 100' x <br />200' that would accommodate employees, business visitors, and visitors arriving with clients, <br />The second lot would be approximately 1 00' x 250' and would accommodate cars actually <br />participating in club activities on the course. <br /> <br />Signs - All signage will comply with the City Land Development Code. <br /> <br />Performance Standards - No special standards <br /> <br />Lighting and Glare - All exterior lighting will comply with applicable city-wide ordinances, as <br />revised from time to time. <br /> <br />12 <br /> <br />Execution Version: 082306 <br />
