Approach and Outcome <br />First, we believe the process is as important as the product. Our planning methodology, <br />based on a foundation of collaboration, is one that engages the various community constituency <br />groups associated with the project to build consensus as <br />momentum grows during the various phases. Plans that <br />do not gamer support collect dust on shelves. Plans that <br />are a result of input and feedback from multiple <br />participants receive not only buy-in and support, but are <br />often championed by those most engaged in the planning <br />dialogue. We are proud of the process used to engage <br />the San Marcos community on the Texas State master <br />plan, and we believe a similar open and collaborative <br />Downtown planning process will be well received. <br /> <br /> <br /> <br />2. Planning - Implementation Connection <br />Second, we believe there is a connection between planning and implementation. The Br <br />team adheres to the principle that the greatest ability to influence project success is in <br />planning stages. A good plan should result in actual, constructible projects. The Broaddu.l <br />planning practice is the direct result of the needs of an increasing number of clients <br />facility strategies that were visionary yet realistic.
