<br />. . <br /> <br />representatives to redeliver possession of such premises to said Lessor, his successor or <br />assIgns. <br /> <br />V. <br /> <br />Subject to the prompt and full payment of the rental herein called for, in full <br />compliance with all of the other terms and provisions hereof, Lessor binds himself, his <br />successors and assigns, during the term of this lease, that Lessee shall have the peaceable, <br />full, free and uninterrupted use and enjoyment of said property. <br /> <br />VI. <br /> <br />Lessee may extend this lease for a further period of fifteen (15) years by giving <br />Lessor written notice of Lessee's intention to so within the last two (2) years prior to the <br />expiration of the lease term but no later than six (6) months prior to the expiration of the <br />lease term, under all the terms and conditions of this lease. <br /> <br />VII. <br /> <br />At all times during the term of this lease, Lessee shall provide and keep in force <br />during the term of this lease, liability insurance covering Lessor and Lessee for liability <br />for property damage and personal injury. This insurance shall be carried by one or more <br />insurance companies duly authorized to transact business in Texas, selected by Lessee <br />and approved by Lessor, and shall be paid for by the Lessee. <br /> <br />VIII. <br /> <br />Any and all buildings, improvements, additions, alterations, and fixtures, except <br />furniture and trade fixtures, constructed, placed, or maintained on any part of the leased <br />premises during the lease term shall be considered part of the real property of the <br />premises and shall remain on the premises and become the property of Lessor on <br />termination of this lease. <br /> <br />IX. <br /> <br />Lessee agrees not to assign or sublease the leased property, any part of or any <br />right or privilege connected with the leased property or to allow any other person, except <br />Lessee's visitors, agents, and employees, to occupy the leased premises or any part of the <br />premises, without first obtaining Lessor's written consent. <br /> <br />x. <br /> <br />This contract expresses the entire agreement of and between the parties hereto and <br />shall not be altered, modified, or changed by any prior, contemporaneous or subsequent <br />oral agreement, and shall in all its terms provisions, be binding upon and shall inure to <br />the benefit to the parties hereto, their respective heirs, executors, administrators, legal <br />representatives, and successors assigns. <br />
