<br />CHAMBERS SURVEY ABSTRACT NO. 2 AND THE mAN MARTIN VERAMENDI
<br />SURVEY ABSTRACT NO. 17 IN HAYS COUNTY, TEXAS, SAME BEING A PORTION
<br />OF THAT CERTAIN TRACT OF LAND DESCRIBED AS 17.88 ACRES IN A DEED TO
<br />GERALD I. GREEN, OF RECORD IN VOLUME 711, PAGE 700, REAL PROPERTY
<br />RECORDS, HAYS COUNTY, TEXAS; SAID 8.939 ACRES OF LAND BEING MORE
<br />PARTICULARLY DESCRIBED AS FOLLOWS:

<br />BEGINNING at 1/2" iron rod found at the northeast comer of this tract and said Green tract,
<br />same being in a south line of that certain tract of land described as 113.37 acres in a deed to
<br />Terrand, LTD., of record in Volume 1427, Page 174, Official Public Records, Hays County,
<br />Texas, from which point a 1/2" iron rod found at the south comer of said Terrand tract and the
<br />west comer of that certain tract of land described as 26.261 acres in a deed to Eric Myers and
<br />George E. Myers, of record in Volume 982, Page 599, Official Public Records, Hays County,
<br />Texas, bears S87022'24"E 50.45 feet;
<br />
<br />THENCE, with the northeast line of this tract and said Green tract, S46037'11"E 622.49 feet to
<br />a 1/2" iron rod set with a TEXAS DEPARTMENT OF TRANSPORTATION (TxDOT)
<br />aluminum cap, in the proposed curved southwest right-of-way (ROW) of F.M. Hwy. 3407
<br />(Wonder W arId Drive), from which point a 22" Elm tree at an angle point in the northeast line
<br />of said Green tract and the southwest line of said Myers tract, bears S46037' II"E 91.10 feet;

<br />THENCE, crossing said Green tract with the northeast line of this tract and the proposed
<br />southwest ROW line ofF.M Hwy. 3407 (Wonder World Drive) the following three (3) courses
<br />numbered 1, 2, and 3;
<br />
<br />1) with said curve to the left whose central angle is 20021'01", radius is 1519.89 feet,
<br />an arc distance of 539.83 feet, the chord of which bears S36006'12"E 537.00 feet
<br />to a 1/2" iron rod set with a TxDOT aluminum cap;
<br />2) S46016'42"E 442.78 feet to a 1/2" iron rod set with a TxDOT aluminum cap; and
<br />3) S23004'46"E 172.93 feet to a 1/2" iron rod set with a TxDOT aluminum cap, at the
<br />east comer of this tract, same being in the southeast line of said Green tract, and in
<br />the existing northwest ROW of F.M. Hwy. 2439, from which point a 1/2" iron rod
<br />found at the east comer of said Green tract and the south comer of that certain tract
<br />of land described as 1.18 acres in a deed to San Marcos Consolidated Independent
<br />School District, Trustee, Official Public Records, Hays County, Texas, bears
<br />NI9024'05"E 838.37 feet;

<br />THENCE, with the southeast line of this tract and of said Green tract, same being the existing
<br />northwest ROW line ofF.M. Hwy. 2439, SI9024'05"W 73.14 feet to a 1/2" iron rod set with
<br />cap marked "MeGRA Y MCGRAY", at the south comer of this tract and said Green tract,
<br />same being the east comer of that certain 16 foot road easement of record in Volume 160, Page
<br />155, Volume 156, Page 203, and Volume 195, Page 384, Deed Records, Hays County, Texas,
