Sector Two Chapter 2 - Today <br />Limited Business and Commercial Districts (LB and C) <br />Approximately 3% of the acreage in Sector Two is zoned Limited Business or <br />Commercial districts. There are 7.3 acres zoned LB and 16.1 acres in Sector Two zoned <br />C. The uses permitted in the LB and C districts include most types of for - profit business, <br />retail, and office uses. LB is distinguished by prohibitions on outdoor storage, drive - <br />throughs, vehicle service facilities, and by limitations on the size or capacity so that no <br />more than 15 parking spaces would be required. Specific uses in the LB and C districts <br />include mixed use buildings, establishments which dispense liquor, wine or beer for on- <br />premise consumption, and veterinary services. The majority of land zoned LB or C in <br />Sector Two is located along Ranch Road 12, a large tract along Bishop Street west of <br />Furman Avenue, and along Franklin Drive west of Bishop Street. <br />Public and Institutional District (P� <br />Approximately 6% of the acreage in Sector Two is zoned Public and Institutional District. <br />The uses permitted in the P district include governmental buildings, parks, cemeteries, <br />airports, hospitals, churches, utility substations, communication towers, and public and <br />private education institutions. Specific uses in the P district include establishments which <br />dispense liquor, wine and /or beer for on- premise consumption and fraternity /sorority <br />buildings. The five major P districts in Sector Two include the San Marcos Cemetery, <br />Crockett Elementary School, Scheib Opportunity Center, and two neighborhood parks <br />along Lancaster Street - Castle Forest Park and Sendera Park, one of which is presently <br />developed. <br />Planned Unit Development District (PUD) <br />Approximately 2% of the acreage in Sector Two is zoned Planned Unit Development <br />District. These PUD districts are "grandfathered" districts that had approved site plans <br />prior to 1984. The two PUD districts are a seven lot garden home development on <br />Lancaster Street immediately west of Bishop Street and a large undeveloped tract along <br />Ranch Road 12 immediately east of Thomason Funeral Home. <br />Zero Lot -Line Dwelling District (ZL) <br />Approximately 1% of the acreage in Sector Two is zoned Zero Lot -Line Dwelling <br />District. A zero lot -line dwelling is defined as asingle- family dwelling unit which is <br />located so that one exterior wall is not required to have a setback along the side property <br />boundary. The uses permitted in the ZL district include zero lot -line dwellings and group <br />homes. Specific uses in the ZL district include home occupations. The only area zoned <br />in the ZL district is Prospect Park, which is in the process of being rezoned to Public. <br />Single- Family, Duplex and Neighborhood Business District (M� <br />Less than 1% of the acreage in Sector Two is zoned Single - Family, Duplex and <br />Neighborhood Business District. The M district classification is being phased out. No <br />building permits or site development permits are being issued for new construction of <br />principal buildings located on any property zoned M until an application is submitted to <br />change the zoning classification in conformance with the zoning ordinance and the city's <br />master plan.
