Sector Two Chapter 3 - Tomorrow <br />uses include grocery store, pharmacy, small retail anchors (department store, office <br />supply store, etc.), restaurants, as well as typical neighborhood commercial uses. This <br />category differs from `General Commercial' not as much in the uses envisioned, but <br />in the character and quality of development. <br />• Office- Professional: This category is characterized by small -scale indoor office and <br />professional uses that are generally auto - oriented with appropriate accommodations <br />for pedestrians, bicyclists, and transit users. Development should be of high quality <br />and attractive. Impacts to adjacent neighborhoods should be minimal. Typical uses <br />include real estate office, doctors, dentists, tax preparation, and other small office <br />uses. <br />Tndiictrin1 <br />Industrial land uses include manufacturing, storage, warehousing, and related potentially <br />high impact uses. Due to Sector Two's neighborhood setting and its location in the <br />Edwards Aquifer Recharge Zone, no industrial areas are designated for Sector Two. <br />Public and Institutional <br />Public and institutional land uses are typified by public and semi- public uses of the land, <br />including uses such as schools, university facilities, governmental buildings, airports, <br />cemeteries, churches, nonprofit organizations, etc. The largest public and institutional <br />designated land includes the San Marcos Cemetery along Ranch Road 12, Crockett <br />Elementary School at Girard and Clyde Streets, Scheib Opportunity Center at Bishop and <br />Earle Streets, Westover Baptist Church at Bishop and Advance Streets, and the Seventh <br />Day Adventist Church along Ranch Road 12. <br />Open Space <br />Open space areas include both active recreational areas such as neighborhood and <br />community parks and passive open space areas such as natural areas, agricultural land, <br />and sensitive environmental areas such as floodplains and wetlands. There are dedicated <br />parks and two additional dedicated open space areas located within the Greater Castle <br />Forest Neighborhood. Additional parkland will soon be dedicated to the City within the <br />developing Bishops Crossing subdivision (along Bishop St., west of Craddock Ave.) The <br />city also has acquired the Prospect Preserve, which consists of 9 acres located near the <br />intersection of Prospect and Columbia Streets. Another property of over 120 acres was <br />recently acquired adjacent to and to the southwest of Prospect Preserve. The portion of <br />this property that is within the city limits is shown as Open Space on the Future Land Use <br />Map. The city is currently speaking with other landowners along the corridor of the <br />proposed Wonder World Drive Extension regarding the purchase and/or dedication of <br />additional open space for aquifer protection and development of a continuous greenbelt <br />with hike and bike trails. One of these areas is shown on the Sector Two Future Land <br />Use Map southwest of Prospect Preserve. <br />In addition, all new residential development within the City must dedicate park land per <br />the requirements of the City's subdivision ordinance.
