I am concerned that apartment development on the Weatherford property will have <br />a detrimental impact on the neighborhood. <br />In order to address this concern the Sector Two Plan recommends that Medium Density <br />Residential (6 -12 units per acre) be limited to 8 acres and also limited to single - family <br />townhomes, zero -lot line houses, or multi - family senior housing. <br />I am concerned that unattractive commercial and multi - family development will <br />detract from the quality of life of the area. <br />Much of the concern with commercial and non - single - family residential development <br />deals with poorly designed and unattractive development rather than the underlying use <br />itself. The Sector Two Plan recommends that new commercial and higher density <br />residential uses be developed based on design guidelines that address buffering, <br />screening, outdoor storage, landscaping, signage, noise, lighting, building materials, and <br />building layout and design. <br />I am concerned about the traffic impacts of higher intensity development. <br />The Sector Two Plan recommends applying general site design principles that discourage <br />strip commercial development along Ranch Road 12 and encourage well planned <br />interconnected commercial development that minimizes off -site traffic impacts. <br />The Sector Two Plan also addresses the potential traffic impacts of future development <br />on the Weatherford property by limiting the number of curb cuts to one each onto Ranch <br />Road 12 and Craddock Ave (not counting the Ramona /Hughson connector). The Plan <br />also addresses the need for appropriate site design on this property to adequately serve <br />the amount of traffic generated and to avoid many potential off -site traffic problems. <br />How will the future widening of Ranch Road 12 and Craddock Avenue impact the <br />greenspace buffer on the Weatherford property? <br />It is estimated that about 10' of additional road right -of -way for Ranch Road 12 and 5' to <br />10' on Craddock Ave will be necessary on the Weatherford property to accommodate <br />future widening of these roads. The required 50' greenspace buffer on the Weatherford <br />property is in addition to this additional right -of -way. <br />What about safe pedestrian and bicycle facilities? <br />Over 80% of the people who returned comment forms at the first Sector Two public <br />meeting believe that planning for pedestrians and bicyclists should be at least as <br />important as planning for car traffic. The Sector Two Plan acknowledges the city's <br />policy commitment through the Horizons Master Plan to plan for alternative modes of <br />transportation, including providing bicycle and pedestrian routes. <br />City Council Meeting (June 25, 2001) <br />
