Chapter 2 Sector Three Today <br />SECTOR THREE TODAY <br />Introduction <br />This chapter, "Sector Three Today," describes specifics of the sector; its natural <br />environment, built environment, its people, and the community facilities within the <br />sector. It is important to understand the present Sector Three in order to formulate a <br />sector plan that will strengthen the identity of the neighborhoods and guide change within <br />the sector compatible with the aims of the Master Plan. <br />Sector Three is primarily a residential area, characterized by a mix of single family <br />homes, apartment complexes, townhomes and duplexes. Over one - quarter of the land <br />throughout the area is still vacant. Spring Lake Hills, Forest Hills, Ridgeway /Hillcrest, <br />Alamo, Holland Hills, Highland, Tanglewood, and Sierra Circle are older established <br />neighborhoods with tree - shaded lots that contain mainly owner - occupied single family <br />homes, although rentals are sprinkled throughout most neighborhoods. Apartments, <br />townhomes and duplexes are most prevalent along North LBJ Drive, North Bishop Street <br />and its cul -de -sacs, Ranch Road 12, Coers Circle, Chestnut Street and Windmill Drive. <br />Most of these rental units serve the housing needs of Southwest Texas State University <br />students while those in neighborhoods generally house older students or families. <br />The sector is located in the Edwards Plateau, sits above the Balcones Escarpment, and <br />contains many rolling hills with scenic views. The few commercial establishments in the <br />sector are located along Ranch Road 12 and clustered near the intersection of Sessom <br />Drive and North LBJ Drive. Restaurants in the sector draw customers from all over the <br />city as well as from the ad.acent university. Most other businesses in the sector serve <br />nearby residents. <br />Location <br />Sector Three occupies 1.5 square miles north of Southwest Texas State University, <br />encompassing the Spring Lake Hills, Forest Hills, Ridgeway /Hillcrest, Alamo, Holland <br />Hills, Highland, Tanglewood, Sierra Circle and Hughson Heights neighborhoods. The <br />sector is generally bounded by the city limits on the north; the San Marcos Treatment <br />Center grounds and Ed J.L. Green Drive on the east; the main SWT campus on the south; <br />and Ranch Road 12 and the city limits on the west. Sector Three comprises <br />approximately 8% of the 17.84 square miles of the City.
