Chapter 2 Sector Three Today <br />Single- Family Dwelling District (R -1) <br />The largest percentage of the acreage in Sector Three is zoned Single - Family Dwelling <br />District (65 %). The uses permitted in the R -1 district include single - family detached <br />dwelling units, accessory buildings and group homes. Specific uses in the R -1 district <br />include churches and home occupations. R -1 development is defined as 6 dwelling units <br />or fewer per gross acre. The majority of land in Sector Three is zoned R -1 and the <br />districts are scattered throughout the sector. In addition, a large portion of the vacant land <br />in the sector is also zoned R -1. <br />Multi- Family Districts (MF- 1, MF -2, MF -3 and MF -4) <br />Approximately 15% of the acreage in Sector Three is zoned Multi- Family Districts. <br />There are .99 acres zoned MF -1, 46.33 acres zoned MF -2, .40 acres zoned MF -3 and <br />91.30 acres zoned MF -4. MF -1, MF -2, MF -3 and MF -4 developments are defined as 6, <br />121 18, and 24 dwelling units or fewer per gross acre, repectively. There are no MF -5 <br />districts in Sector Three. Bishop <br />Street, Lady Bird Lane, Fenway Loop, N. LBJ Drive, Chestnut Street, Windmill Drive, <br />Ramsey Street, and Peques Street. <br />Public and Institutional District (P) <br />Approximately 9% of the acreage in Sector Three is zoned Public and Institutional <br />District. The uses permitted in the P district include governmental buildings, parks, <br />cemeteries, airports, hospitals, churches, utility substations, communication towers, and <br />public and private education institutions. Specific uses in the P district include <br />establishments which dispense liquor, wine and /or beer for on- premise consumption and <br />2 -6 <br />
