Chapter 2 Sector Three Today <br />fraternity /sorority buildings. The P districts in Sector Three include the San Marcos <br />Treatment Center, a portion of Southwest Texas State University, a city -owned water <br />tower, Fire Station #2, the Church of Christ Church and the Community Baptist Church. <br />Most of this land is tax exempt. <br />Limited Business and Commercial Districts (LB and Q <br />Approximately 5% of the acreage in Sector Three is zoned Limited Business or <br />Commercial District. There are 4.13 acres zoned LB and 46.55 acres zoned C. The uses <br />permitted in the LB and C districts include most types of for -profit business, retail and <br />offices uses. Specific uses in the LB and C districts include mixed use buildings, <br />establishments which dispense liquor, wine or beer for on- premise consumption, and <br />veterinary services. The majority of land zoned LB or C in Sector Three is located at the <br />intersections of Ranch Road 12 and Country Estates Drive, Ranch Road 12 and N. Bishop <br />Street, Ranch Road 12 and Holland Street, Sessom Drive and N. LBJ Drive, N.Bishop <br />Street and N. LBJ Drive and Laurel Ridge and Ed J.L. Green. <br />Two Family Dwelling Districts (DP -1 and <br />Approximately 4% of the acreage in Sector Three is zoned Two Family Dwelling <br />Districts. There are 4.41 acres zoned DP -1 and 34.54 acres zoned DP -2. The uses <br />permitted in the DP -1 and DP -2 districts include single - family detached dwellings, two - <br />unit townhomes, duplexes, condominiums, storage buildings not larger than 10 feet by 12 <br />feet, and group homes. Specific uses in the DP -1 and DP -2 districts include churches and <br />home occupations. DP -1 development is defined as 6 dwelling units or fewer per gross <br />acre and DP -2 is defined as 12 dwelling units or fewer per gross acre. The majority of <br />Two Family Dwelling districts are located along N. Bishop Street, LBJ Cove, Crest <br />Drive, Hughson Court, Coers Circle, and Windmill Drive. <br />Townhouse District (TH -2) <br />Less than 1% of the acreage in Sector Three is zoned Townhouse District. The uses <br />permitted in the TH -2 district include townhouses and group homes. Specific uses in the <br />TH -2 district include home occupations. There are no TH -1 or TH -3 districts located in <br />Sector Three. The only TH -2 district (12 dwelling units or fewer per gross acre) includes <br />a 30 unit townhome complex on Joshua Drive and some additional vacant land adjacent <br />to the complex. <br />Single- Family, Duplex and Neighborhood Business District (M� <br />Less than 1% of the acreage in Sector Three is zoned Single - Family, Duplex and <br />Neighborhood Business District. The M district classification is being phased out. No <br />building permits or site development permits are being issued for new construction of <br />principal buildings located on any property zoned M until an application is submitted to <br />change the zoning classification in conformance with the zoning ordinance and the city's <br />master plan. However, permits may be issued for remodeling and repair of existing <br />buildings for uses that are listed as permitted in this district without applying for a zoning <br />change.
