Sector One <br />Chapter 2 - Today <br />Single Family Residential <br />Single family residential includes detached homes on individual lots, typically limited <br />to single families (i.e., no more than two unrelated individuals). Single family <br />residential makes up 56% of the non - vacant, non - right -of -way land in the Sector. <br />Sector One contains some of the oldest neighborhoods in San Marcos, which include <br />many historic homes. <br />Manufactured Housing <br />Manufactured housing includes types of homes built off -site and transported to the <br />home site, either as a complete home or in pre fabricated parts. Mobile homes are <br />one type of manufactured housing. The largest mobile home parks include Three <br />Oaks and Westover Acres (56 units total) located at the end of Hoflieinz Street, <br />Chaparral (25 units) located on Hunter Road near Purgatory Creek, and Belvin Street <br />Mobile Village (15 units) near the south end of Belvin Street. Additional scattered <br />units are located mostly in the Dunbar Neighborhood. <br />Two - Family Residential <br />Two-family residential includes duplexes and other 2 -unit apartment buildings, <br />typically located on a single lot. Two - family uses are scattered throughout the <br />Sector, with a cluster near the corner of Advance and Allen Streets and a greater <br />concentration near the downtown side of the Sector. <br />Multifamily Residential <br />Multi family residential includes residential uses with three or more units per <br />building, typically located on a single lot. This category includes everything from an <br />individual tri-plex to single-family townhomes to apartment complexes with hundreds <br />of apartment units. The largest multifamily projects in Sector One are Bracewood <br />Circle fourplexes (132 units), Pecan Creels Condominiums (56 units), the Herndon <br />House (24 units), and Villa Marquise (22 units). Smaller -scale apartment buildings <br />are dispersed throughout Sector One, with concentrations immediately southwest of <br />downtown along Hopkins and San Antonio streets. <br />Public and Institutional <br />This category includes government buildings, schools, hospitals, churches, and <br />related institutional uses. The largest public and institutional land uses include the <br />Hays County Maintenance Center, SMCISD administrative annex (the old Junior <br />High School), and several churches. Several nonprofit organizations are located in <br />Sector One including the San Marcos Food Bank, the Mitchell Center, and others. <br />The Calaboose and the Dunbar Center are city -owned facilities on Martin Luther <br />King Drive.
