Sector One
Existing Zoning
Chapter 2 - Today
"Existing Zoning" reflects the current legal designation applied to the property that
defines the type of development allowed on the property (not necessarily how it is
currently being used).
The City of San Marcos Planning and Development Services Department completed a
zoning district analysis of Sector One based on the current zoning of properties as of
January 2004. The Sector One Existing Zoning map is presented at the end of this
section. A summary of existing zoning acreage and a percentage composition by district
are included in the table below (total maybe off due to rounding):
Table 2 -2: Existing Zoning
Zoning
District
Acreage
Percentage
PD
Pre - Development District
117.6
12.9%
RR
Rural Residential District
0.0
0.0%
SR
Suburban Residential District
0.0
0.0%
R -1
Single - Family Dwelling District (Low Density)
329.3
36.3%
R -2
Single - Family Dwelling District (Medium Density)
1.6
0.2%
DP -1
Two Family Dwelling District (Low Density)
16.5
1.8%
DP -2
Two Family Dwelling District (Medium Density)
9.5
1.0%
TH -1
Townhouse Residential District (Low Density)
0.9
0.1%
TH -2
Townhouse Residential District (Medium Density)
3.2
0.4%
TH -3
Townhouse Residential District (High Density)
0.0
0.0%
ZL -1
Zero Lot -Line Dwelling District (Medium Density)
0.0
0.0%
MF -1
Multi- Family District (Low Density)
5.8
0.6%
MF -2
Multi- Family District (Medium Density)
1.2
0.1%
MF -3
Multi- Family District (High Density)
0.0
0.0%
MF -4
Multi- Family District (High Density)
53.8
5.9%
MF -5
Multi- Family District (High Density)
0.0
0.0%
A -R
Agricultural -Ranch District
0.0
0.0%
M
Single - Family, Duplex, and Neighborhood Business
30.9
3.4%
P
Public and Institutional District
35.5
3.9%
TDR -GZ Transfer of Development Rights - Granting Zone
0.0
0.0%
MR
Mobile Home District
1.7
0.2%
LB
Limited Business District
1.7
0.2%
C
Commercial District
125.5
13.8%
CBA
Central Business District
0.0
0.0%
LI
Light Industrial District
136.6
15.0%
I
Industrial District
6.4
0.7%
PDD
Planned Development District
29.6
3.3%
908.3 100%
Adopted: September 13, 2004 2-15
