Sector One Chapter 3 - Tomorrow <br />Future Land Use Plan <br />The future land use plan indicates how land will be used in the future, not how the <br />land is currently being used nor how the land is currently zoned. <br />This section describes the future land use pattern for Sector One, as developed through <br />the planning process based on the concerns and desires of the stakeholders, the goals and <br />policies of the city's adopted master plan, and general urban and regional planning <br />principles. The only area planned for very low density <br />residential is a developing subdivision at the south end of Brown St. <br />Low Density Residential <br />Land designated as Low Density Residential (LDR) makes up the largest percentage of <br />future land use in the Sector. Low density residential land uses are characterized by <br />residential housing at an overall density of 3 to 6 dwelling units per acre. This <br />designation generally applies to the already developed neighborhoods, with the exception <br />of the areas near downtown designated for Medium Density Residential and scattered <br />Adopted: September 13, 2004 3 -2 <br />
