Sector One Chapter 3 - Tomorrow <br />existing uses scattered throughout the neighborhoods. Also, an area for new LDR <br />development is shown south of Purgatory Creek. <br />Medium Density Residential <br />Medium Density Residential (MDR) land uses have a density range of six to twelve <br />dwelling units per acre and may include a variety of residential types such as duplexes, <br />triplexes, fourplexes, townhomes, and zero lot -line homes. A variety of housing types <br />may be allowed, as long as the overall density within a specific development or area is <br />between six and twelve dwelling units per acre. The predominant area designated for <br />MDR development is an area close to the downtown. Other scattered MDR areas are <br />shown that reflect existing development. <br />This plan identifies a large area near the downtown for MDR development. Currently <br />this area is a mixture of single - family homes, duplexes, and small -scale apartments. This <br />area has been identified as appropriate for continued redevelopment and infill <br />development at densities of 6 -12 dwelling units per acre. However, it is the intent of this <br />plan that this area should develop in a way that preserves the traditional character of the <br />neighborhoods (see the Community Character section for more detail). <br />High Density Residential <br />High Density Residential (HDR) land uses are typically characterized by apartments and <br />condominiums representing a density range greater than twelve dwelling units per acre. <br />The only tracts of land designated HDR in Sector One are existing developments <br />concentrated in the mixed -use neighborhood area closer to downtown (see Community <br />Character Plan) with outlying tracts on Hopkins and Mitchell Streets. New residential <br />development in the Sector is planned for densities less than twelve dwelling units per <br />acre. <br />Commercial <br />Commercial land uses are characterized by retail, service, office, and other similar types <br />of development. This category includes land uses such as retail stores, shopping centers, <br />business and professional offices, medical and dental offices, hotels, auto dealerships, <br />banks, restaurants, etc. Existing commercial area reflected on the plan include scattered <br />neighborhood commercial sites within the existing neighborhoods, existing commercial <br />development along Hunter Rd and Wonder World Dr, and the Wonder World theme <br />park. The areas designated for new commercial development are concentrated in four <br />general areas: 1) mixed -use development along MLK Dr near downtown; 2) mixed -use <br />development at the corner of Hopkins and Bishop Streets; 3) "community commercial" <br />development along Hunter Rd; and 4) "general commercial" development in the Wonder <br />World Dr corridor. (See the detailed descriptions below.) <br />Three different types of commercial development are recommended for the Sector, <br />differing from each other based on the location and envisioned character of the <br />development: <br />Adopted: September 13, 2004 3 -3 <br />
