Sector One <br />Chapter 3 - Tomorrow <br />Planning Area 2: Commercial Corridors (Wonder World Dr and Hunter Rd) <br />Description: <br />This detailed planning area generally includes the properties within the Wonder World <br />Drive and Hunter Road corridors (see Map 7). These corridors are both primary <br />entryways into the City of San Marcos and the general goal for these corridors is for <br />high - quality, attractive development that enhances the entry experience for residents and <br />visitors in San Marcos. <br />Recommendations: <br />Design Standards and Guidelines <br />Development within these corridors should be based on the best examples of modern <br />urban and suburban development. High standards should be expected of all new <br />development or redevelopment along these corridors. (See the "Design Standards <br />and Guidelines" appendix for more detail on appropriate development.) <br />New Neighborhood (Carson Tract) <br />This tract is generally bound by Purgatory Creek on the north, the railroad tracks on <br />the east, Wonder World Drive on the south, and Corporate Drive on the west (see <br />Map 7). This tract is part of the Wonder World Drive Corridor, but is treated <br />separately in this plan due to mix of land use proposed for the site. While the <br />remainder of the Wonder World Drive Corridor is designated for commercial or <br />industrial development, the Carson Tract is designated as a mixed use neighborhood <br />with a combination of commercial, small -scale apartments, townhomes, duplexes, <br />and a variety of single - family development. <br />During the planning process two alternative visions were promoted for this area. One <br />vision, the Suburban Development Pattern, was promoted by the landowner and was <br />ultimately recommended by a majority of the Planning and Zoning Commission <br />(P &Z). The alternative vision, the Mixed Use Neighborhood, was the preferred <br />option by many in the existing neighborhoods and was endorsed by the neighborhood <br />associations in Sector One. Although this alternative vision was originally <br />recommended by the P &Z in April of 2003 in a split vote, this recommendation was <br />later reversed in February of 2004, also by a split vote. Finally, the City Council <br />recommended the Mixed Use Neighborhood option. <br />The unique characteristics of each development vision is briefly summarized on the <br />following page. The Mixed Use Neighborhood is intended to be developed as a <br />cohesive neighborhood based on traditional neighborhood principles, in addition to <br />general design standards and guidelines identified for the Wonder World Drive <br />Corridor. These traditional neighborhood principles are included in the Design <br />Standards and Guidelines located in Appendix A -3. <br />Adopted: September 13, 2004 3-15 <br />
