Summary of Sector One Stakeholders Meeting #2 (May 22, 2002) <br />Purpose of Meeting: Discuss Development Options &Policies <br />Attendance: 36+ (not all participants signed in) <br />Comment Forms: 20 <br />The following topical areas were discussed at the meeting. The most common themes, general <br />consensus, if any, and points of debate for each issue are summarized below: <br />1. Development Policy in Existing Neighborhoods <br />Neighborhood residents overwhelmingly oppose any new multi family development within the <br />Sector. They believe that apartments, particularly for students, should not be located in the Sector, <br />but should be concentrated either very near the University or along the Interstate, preferably where <br />the resulting traffic would not use Sector One streets. <br />Most citizens were in favor of limiting new residential development to single- family only. However, <br />there was a split among those that wanted only detached single- family homes vs. slightly more who <br />favored a mixture of single- family housing, including townhomes, duplexes, and accessory "granny <br />flats ". <br />There was also a clear split between those who don't want any new commercial or office <br />redevelopment in the neighborhoods and those who would like to see limited amounts of low - impact <br />"neighborhood commercial and office" uses, particularly closer to the downtown. There is a general <br />consensus that higher impact "general commercial" development is inappropriate in the developed <br />areas of Sector One. <br />2. Development Policy for the vacant lands south of Purgatory Creek Carson Tract, etc. <br />Citizen responses were generally opposed to the idea of a suburban development pattern in this area. <br />The Carson's proposal (commercial along Wonder World Drive, approximately 35 acres of <br />apartment complexes adjacent to the commercial, and the remaining 70 acres as single family <br />homes) was not viewed favorably by respondents. Beyond that, however, there was a split between <br />those who wish to see this area develop as a mixed -use "new urban" neighborhood vs. those who <br />prefer this area to develop as a purely commercial and industrial area, as currently zoned. A few <br />were reluctant to favor the "new urban" option due to lack of confidence that it would be realized <br />and instead chose the option with no housing. <br />Most of those who preferred the "new urban" option also preferred the Bishop and Gravel Street <br />extensions across Purgatory Creek. Most of those who preferred the commercial /industrial option <br />preferred to keep this area separated from the existing neighborhood and to not make these road <br />connections. <br />Sector One Stakeholders Meeting #2 Page 1 of 2 <br />
