Sector One Design Standards & Guidelines <br />SECTOR ONE <br />Design Standards &Guidelines <br />Introduction <br />The following design standards and guidelines are intended to provide direction for <br />development in the identified subareas of Sector One. The standards and guidelines will <br />provide direction to ensure consistent decisions about building and site design that <br />impact the character of neighborhoods and commercial corridors. Two types of <br />recommendations are included: <br />Standards are mandatory elements that should be included within the Land <br />Standard Development Code as development requirements. Proposed standards are <br />indicated by a graphic symbol in the margin (see left) and with underlined text. <br />Where a section includes text both underlined not underlined, only the underlined <br />text is intended to be mandatory. <br />Guidelines are optional elements that should be used as guidance for landowners, <br />developers, and city decision - makers. <br />These standards and guidelines are intended to be implemented through new overlay <br />zoning districts, as recommended in the Sector One Action Plan. Development within <br />these overlay districts will be subject to a mandatory design review by the Planning and <br />Zoning Commission. However, compliance with the guidelines is optional. The intent of <br />this requirement is to ensure that potential developers consider these guidelines during <br />the design of a project. <br />Design standards and guidelines are presented for two areas of Sector One. Refer to <br />Map 7: Community Character Plan in the Sector One Plan for the boundaries of these <br />areas: <br />I. Existing Neighborhoods <br />II.
