Sector One Design Standards & Guidelines <br />I. Existing and New Neighborhoods <br />This section identifies the design standards and guidelines for the Existing <br />Neighborhoods within Sector One and the new neighborhood proposed for the Carson <br />Tract. <br />Site Design <br />Generally, new development within the existing neighborhoods should respect the site <br />layout and character of existing development in the vicinity. <br />Setbacks <br />New structures should respect the front building setbacks of surrounding buildings. <br />In general, the setback for a new building should not vary by more than 10 feet from <br />the average setback of existing buildings on the same block face. <br />Landscaping & Buffering <br />Generous landscaping, including street trees, should be strongly encouraged. Non - <br />Standard single - family uses should be buffered from higher intensity uses through a <br />combination of landscaping, berming, and fencing, <br />Garages <br />Front - loaded garages (i.e., garages facing the street) are rare within the existing <br />neighborhoods. New front - loaded garages for residential uses are strongly <br />discouraged. Where alleys exist, garages or other parking should take access from <br />the alleys rather than the street. Where alleys do not exist, side - loaded garages or <br />detached garages that are set back behind the front of the residence are preferred. <br />Standard Where attached front - loaded garages are used they should not make up more than <br />50% of the front fagade and should be set back at least 10 feet behind the front <br />fagade. <br />This: Not This: <br />Adopted: September 13, 2004 A -3 -3 <br />1 <br />
