Sector One <br />Building Design <br />Design Standards & Guidelines <br />All development in the existing neighborhoods should respect the scale and architecture <br />of a traditional neighborhood. <br />Building Scale <br />Building sizes should be consistent with surrounding development and should be <br />designed on a human scale. Buildings should not exceed three stories and buildings <br />over two stories should be designed to ensure adequate privacy for adjacent <br />residences. Apartment buildings should generally be limited to no more than 8 units <br />per building. Buildings and entrances should be oriented to the street. <br />Building Architecture & Materials <br />Building materials and architecture should be high quality and attractive and be <br />consistent with other buildings in the vicinity. Blank walls and bright colors should <br />be avoided. Front porches are preferable for single - family homes. <br />Design Requirements for New Residential Development <br />In addition to the requirements listed above, new residential development in the Wonder <br />World Drive corridor should be designed as an attractive, high quality neighborhood, <br />rather than simply a collection of unrelated individual housing projects. <br />Site Design <br />1. Buildings, including multi - family, should be oriented to the street with primary <br />entrances connected to the public sidewalk system. <br />2. Parking lots and garages should follow the standards and guidelines outlined for <br />the existing neighborhoods. <br />3. The streetscape should include relatively narrow neighborhood streets, sidewalks, <br />and a generous planting strip for street trees. <br />4. Development should be based on the traditional neighborhood design principles <br />identified in Part III of this appendix. <br />Building Scale & Architecture <br />Buildings should be designed on a human scale.
