Sector One <br />Design Standards & Guidelines <br />II. Wonder World Drive &Hunter Road Corridors <br />This section identifies the design standards and guidelines for the Wonder World Drive <br />Corridor, including the Carson Tract, and the Hunter Road Corridor within Sector One. <br />The mixed use neighborhood planned for the Carson Tract should also follow the <br />standards and guidelines identified in Part I of this appendix. <br />Site Design <br />New development in the Wonder World Drive corridor should be attractive and of high <br />quality and should present a quality image as a community entryway. <br />Landscaping & Buffering <br />Generous landscaping, including street trees, should be strongly encouraged. Non - <br />single- family uses should be buffered from higher intensity uses through fencing <br />Standard landsca i . However � it is undesirable and unnecessary to wall of higher intensity <br />development from adjacent development and neighborhoods. Quality landscaping <br />and appropriate site design are preferred over fencing. Connections, particularly <br />pedestrian connections, should always be made between adjacent uses. <br />Garages /Parking Lots <br />Standard Parking lots visible from public roads should be screened from view with continuous <br />landscaping Large parking lots should be broken up into smaller pods of no more <br />than 100 parking spaces that are separated by landscaped dividers at least 6 feet <br />across. These dividers can include sidewalks to aid in pedestrian circulation, in <br />which case the divider should be at least 10 feet wide (3' landscape strip on both <br />sides of a 4' sidewalk). <br />Signs <br />Signage should be unobtrusive. Attached signs and monument signs are preferred for <br />this corridor. Freestanding signs should be limited in number and size. <br />Underground Utilities <br />Whenever possible, utility wires (electric, telephone, cable, etc.) should be placed <br />underground. <br />Screening <br />All outdoor storage, trash receptacles, mechanical equipment, and utility boxes <br />Standard should be screened from public view and from less intensive land uses. This should <br />be accomplished either with walls constructed with materials similar to the primary <br />buildings or through landscaping that provides a year -round screen. Wood privacy <br />fencing and chain -link fencing should not be used for this type of screening. <br />Pedestrian Access <br />In addition to providing sidewalks along all street frontages, all new development <br />should provide safe pedestrian connections from all building entrances to this <br />Standard - <br />sidewalk syste m.
