Except for designated <br />crosswalks across driving lanes, pedestrian connections should not include painted <br />walkways within a parking lot, but should be a sidewalk constructed to city standards. <br />Floodplains <br />Development within the 100 year floodplain is discouraged. Instead development <br />density should be transferred to areas outside the floodplain. <br />View Protection <br />The views from Wonder World Drive north to the city are exceptional. Development <br />within this corridor should be designed to preserve these views by limiting building <br />heights, particularly the closer the buildings are to the road. <br />Multi- family Development <br />Multi- family development <br />identified in Figure 1. <br />Building Design <br />should be designed consistent with the guidelines <br />Building Scale <br />Large scale retail development is appropriate along Wonder World Drive, with <br />smaller scale commercial development on Hunter Rd. <br />Building Architecture & Materials <br />Building materials and architecture should be high quality and attractive, particularly <br />for non - residential development visible from Wonder World Drive. Blank, <br />monotonous walls should be avoided. Natural materials, such as brick and stone, are <br />encouraged. Concrete block and metal siding should be avoided, particularly where <br />Standard visible from a ublic road.
