<br /> 7{£, <br />5.2 Lessee shall prevent any lien or obligation from being credited against or imposed upon the <br /> Leased Premises by reason of any alterations, repairs, labor performed or materials <br /> furnished to the Leased Premises for or on behalf of Lessee and Lessee will discharge any <br /> lien or charge immediately after lien occur or charges become due and payable. <br /> ARTICLE 6. <br /> Signs <br />6.1 Lessee shall not, without Lessor's prior written consent (a) make any changes to the <br /> Building/Hangar, or (b) install any exterior lighting, shades or awnings, or any exterior <br /> decorations or paintings, or (c) erect, install or change any signs, window or door lettering, <br /> placards, decorations, or advertising media of any type which can be viewed from the <br /> exterior of the Leased Premises, excepting only dignified displays of a customary type. <br /> Lessor shall not unreasonably withhold consent to any of these items. <br /> ARTICLE 7. <br /> UtilitieslT axes <br /> . . <br />7.1 Lessee shall promptly pay all charges for electricity, water, telephone service, and other <br /> utilities furnished to the Leased Premises. <br />7.2 Lessor shall not be liable for any interruption or impairment whatsoever in utility service. <br />7.3 Lessee shall pay all taxes and assessments against any buildings or other structures they <br /> place on the premises as well as all taxes and assessments against the personal property <br /> used by Lessee. <br /> ARTICLE 8. <br /> Insurance and Indemnity <br />8.1 Lessee shall, at its own expense, purchase, maintain and keep in force insurance as set <br /> forth in the Minimum Standards, and as will protect Lessee from claims set forth below which <br /> may arise out of or result from any operations at the Airport, whether the operations be by <br /> Lessee or by any subcontractor or by anyone directly employed by Lessee or by anyone for <br /> whose acts Lessee or any subcontractor may.be liable. <br /> A. Insurance as will protect Lessee from claims under statutory Workmen's <br /> Compensation laws, disability laws or other employee benefit laws and will fulfill the <br /> requirements of the jurisdiction in which the work is to be performed. Insurance will be <br /> amended to provide coverage for multiple jurisdictions and other indicated coverages as may <br /> be applicable. <br /> B. Insurance as will protect Lessee from claims from damages because of bodily injury, <br /> personal injury, sickness, disease to death with minimum limits of liability of not less than <br /> $500,000.00 aggregate. <br /> C. Insurance as will protect Lessee from claims for damages for injury to or destruction <br /> of tangible property of others, including loss of use. The minimum limits of liability shall be <br /> $500,000.00 per occurrence and $500,000.00 aggregate. <br /> 4 <br />
