VERAMENDI LEAGUE SURVEY NO. 1, ABSTRACT NO. 17, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, BEING A PORTION OF THOSE TRACTS DESCRIBED AS "TRACT 1 - 70.21 ACRES", "TRACT 2 - 5.05 ACRES" AND "TRACT 3 - 3.89 ACRES" IN A DEED CONVEYING 70.00 ACRES FROM SAN MARCOS INVESTMENTS INC. TO ANDREW GARY, TRUSTEE DATED OCTOBER 15, 1981 AND RECORDED IN VOLUME 365, PAGE 324 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at a 1/2" iron rod found for the south corner of the Gary 70.00 acre tract and the east corner of that 76.52 acre tract described in a deed from Ed Longcope to the Kroger Company dated May 3, 1982 and recorded in Volume 374, Page 623 of the Hays County Deed Records, same being the east corner of Lot 1, San Marcos Distribution Center as recorded in Volume 2, Page 272 of the Hays County Plat Records, and being in the northwest line of the Missouri-Pacific Railroad Company right-of-way; THENCE with the common southeast line of the Gary tract and northwest line of the Missouri-Pacific Railroad Company right- of-way, N 48° 13' 38" E 607.39 feet to a 1/2" iron rod set for the south corner and PLACE OF BEGINNING of the herein described tract; THENCE leaving the PLACE OF BEGINNING and entering the Gary tract, as shown on that plat numbered 24228-97-d dated April 24, 1997 as prepared for Andrew Gary, Trustee, by Byrn & Associates, Inc. of San Marcos, Texas, with the general southwest line of the herein described tract, the following five courses: 1. to a 1/2" iron rod set for an , pass a 1/2" iron rod set, 2. feet to a 1/2" iron rod set, 3. with a right-breaking having the characteristics: central ang 9" 12' 24", = 195.02 feet and a chord whic feet to a 1/2" iron rod set, 4. to a 1/2" iron rod set, and 5. to a 3/8" iron rod found for an tract and the east corner of that 2.0 acre tract described a deed from Robert G. Williams et ux to Calvin Ray Cowan dated December 15, 1983 and recorded in Volume 408, Page 487 of the Hays County Deed Records; THENCE with the common northeast line e tract and southwest line of the Gary tract, fèet to an aluminum capped "Swart" iron ound for the north corner of the Cowan 2.0 acre tract and west corner of the Gary tract, being in the southeast line of F.M.
