THENCE with the common northeast line of the Gary tract and the southeast line of Hunter Road, the following two courses: 1. with a left-breaking having the following central angle ::::: 00' 45' 43", , arc length = 19.58 feet and a chord to a TXDOT concrete mounument 2. to an aluminum capped "Pro-Tech" the westerly north corner of the herein described tract and being the west corner of that 2.78 acre tract described in a deed from S & S Land and Cattle Co. to Brian F. McCoy dated April 30, 1993 and recorded in Volume 989, Page 265 of the Hays County Official Public Records (a portion of said tract being a portion of the Gary tract); THENCE tract with the southwest line of the McCoy tract, feet to an aluminum capped "Pro- Tech" rod found for south corner of the McCoy tract and an interior corner of the herein described tract; with the southeast line of the McCoy tract, feet to an aluminum capped "Pro-Tech" iron the east corner of the McCoy tract and an easterly north corner of the herein described tract and being in the common southwest line of F.M. Highway 3407 (Wonder World Drive) and northeast line of the Gary tract; THENCE with said common northeast line of southwest line of Wonder World Drive, to a 1/2" iron rod found for the corner of Lot I, Durham Addition as recorded in Volume 6¡ Page 348 of the Hays County Plat' Records; line of Lot 1, Durham Addition, a 1/2" iron rod found for the west Lot 1 and an interior corner of the herein described tract; THENCE line of Lot 1, Durham Addition, to a 1/2" iron rod found for the south corner of 1, Durham Addition and the west corner of Lot 1, C.H.S. Property Subdivision as recorded in Volume 3, Page 47 of the Hays County Plat Records; THENCE with the southwest line of Lot 1, C.H.S. Property Subdivision, to a 1/2" iron rod found for the south corner , Subdivision, and the west corner of that 1. 885 acre tract in a deed from San Marcos Investments, Inc. to Helen Mott dated November 19, 1979 and recorded in Volume 334, Page 447 of the Hays County Deed Records; THENCE with the southwest line of the Matt 1. 885 acre tract, to a 1/2" iron rod set for the south corner Matt 1. 885 acre tract and an interior corner of the herein described tract; line of the Matt 1.885 acre tract, to a 1/2" iron rod set for the east corner the Matt 1.885 acre tract and being in the southwest line of the aforereferenced F.M.
