<br /> 0 late or fail to perform any of the <br /> covenants performable Lessee under this lease after the <br /> expiration thirty (30) days written notice of such <br /> violation. <br /> Upon default Lessor shall have the right to institute <br /> the statutory action of forcible entry and detainer. <br /> Upon re-entering the leased premises, the Lessor may <br /> remove all or any part of Lessee's property remaining on the <br /> leased premises and store the same at Lessee's expense. <br /> Upon default by Lessee, all unpaid rentals, matured and <br /> unmatured, shall immediately mature and be due and payable <br /> subject to mitigation of such amounts owed through sub- <br /> letting the premises and any offsets which are applicable. <br /> The pursuit of anyone or more of the above remedies <br /> shall not deprive Lessor of the right to pursue any other <br /> remedies as provided by law. <br /> 18. NOTICES: All notices required to be given under <br /> this lease or under law, shall be via certified mail, return <br /> receipt requested, and shall be deemed delivered on the date <br /> evidenced on the return receipt.
