<br /> 1 ~ MODIFICATION AND RENOVATIONS: Lessee shall have <br /> ~~. the right to make alterations or modifications, at Lessee's <br /> expense, to the leased premises as approved in writing by <br /> the Lessor. Lessor's approval shall not be unreasonably <br /> withheld. Any permanent improvements made by the Lessee <br /> during the term of this lease shall become a part of the <br /> building and shall remain the property of the Lessor at the <br /> termination of this lease. <br /> 14. SIGNS: Except with the LessorJs prior written <br /> permission, Lessee shall not place any signs or objects on <br /> any portion of the exterior of the building containing the <br /> leased premises. All agreed signs must be removed by <br /> Lessor, at his expense, at the termination of this lease. <br /> 15. MECHANIC'S LIENS PROHIBITED: Lessee will not <br /> conduct any operations on the leased premises so as to cause <br /> mechanic's lien or liens to be placed on the leased <br /> premises, or any part thereof, and in the event an affidavit <br /> to fix any lien is filed, the Lessee agrees to discharge the <br /> same within twenty (20) days after the filing of the lien. <br /> 16. INSPECTIONS: Lessor or its representatives shall <br /> have the right to enter into and upon any and all public <br /> access parts of the leased premises at all reasonable hours <br /> to: <br /> a) Inspect the leased premises or clean or make <br /> repairs or alterations or additions as Lessor may deem <br /> necessary (but without any obligation to do so, except as <br /> expressly provided for herein); or, <br /> b) Show the leased premises to prospective <br /> tenants, purchasers or lenders. <br /> c) Access to areas of the leased premises not <br /> generally open to the public, by the Lessor or its <br /> representative, shall be allowed only with SMPD escort and <br /> prior written authorization from the Chief of Police or his <br /> designee. <br /> d) Access to the required dehumidifier for <br /> maintenance and drainage. <br /> 17. DEFAULT: The Lessee shall be deemed to be in <br /> default under this lease agreement in the event the Lessee <br /> should: <br /> a) Fail to make payment of rentals or other <br /> charges due under this lease agreement when the same are due <br /> and payable; or <br /> Page 4 of 6 <br />
