<br /> Chapter 2 Sector One Today <br /> Single-Family Dwelling Districts (R-1 and R-2) <br /> The largest percentage of the acreage in Sector One is zoned Single-Family Dwelling <br /> Districts (34%). There are 468.43 acres zoned R-1 and .72 acres are zoned R-2. The uses <br /> permitted in the R-1 and R-2 districts include single-family detached dwelling units, <br /> accessory buildings and group homes. Specific uses in the R-1 and R-2 districts include <br /> churches and home occupations. R-1 development is defined as 6 dwelling units or fewer <br /> per gross acre and R-2 development is 9 dwelling units or fewer per gross acre. The <br /> majority of the R-1 districts are located in the Heritage and Westover neighborhoods, <br /> scattered throughout in the Dunbar neighborhood, and north of the Hunter Road and <br /> Foxtail Run intersection. <br /> Light Industrial District (Ll) <br /> The second largest percentage of acreage in Sector One is zoned Light Industrial District <br /> (26%). The uses permitted in the Ll district include automotive shops, heavy equipment <br /> sales and service, lumberyards, warehouses, petroleum bulk stations, laboratories, <br /> manufacturing or assembly plants, etc. Specific uses in the LI district include any use <br /> permitted in the C district and planned industrial parks. The majority of the land zoned <br /> LI in Sector One includes the vacant area between the Purgatory and Willow Springs <br /> creeks and the two tracts where the H.E.B. Distribution Center and TRICO Industries are <br /> located. <br /> Pre-Development District (PD) <br /> Approximately 14% of the acreage in Sector One is zoned Pre-Development District. <br /> The PD district is designed to promote orderly, timely, economical growth and to <br /> recognize current land use conditions. The uses permitted in the PD district include <br /> farming, ranching, related activities and accessory. uses, including the owner's single- <br /> family dwellings. Specific uses in the PD district include single-family dwellings and <br /> accessory uses, mobile homes, home occupations and group homes. The majority of the <br /> land zoned PD is located in the Purgatory Creek flood plain and a large tract southeast of <br /> the intersection of Wonder World Drive and Hunter Road. The majority of the district is <br /> vacant land. <br /> Limited Business and Commercial Districts (LB and C) <br /> Approximately 9% of the acreage in Sector One is zoned Limited Business or <br /> Commercial districts. There are only 1.68 acres zoned LB and 118.92 acres in Sector <br /> One are zoned C. The uses permitted in the LB and C districts include most types of for- <br /> profit business, retail and offices uses. Specific uses in the LB and C districts include <br /> mixed use buildings, establishments which dispense liquor, wine or beer for on-premise <br /> consumption" and veterinary services. The majority of land zoned LB or Cin Sector One <br /> is located near the downtown and along Moore Street, Hopkins Street and Hunter Road. <br /> Wonder World is also zoned C, as is San Marcos Business Park, where the Frost Bank <br /> branch is located. <br /> 2-7 <br />
