<br /> Chapter 2 Sector One Today <br /> Multi-Family Districts (MF-l and MF-4) <br /> Approximately 5% of the acreage in Sector One is zoned Multi-Family Districts. There <br /> are 2.35 acres zoned MF-1 and 73.90 acres in Sector One are zoned MF-4. There are no <br /> MF-2, MF-3, or MF-5 districts in Sector One. MF -1 development is defined as 6 <br /> dwelling units or fewer per gross acre and MF-4 is defined as 24 dwelling units or fewer <br /> per gross acre. The permitted (P), specific (S) and not allowed (X) uses in the multi- <br /> family districts include: <br /> Zoning District Uses MF-l MF-4 <br /> Single-Family Detached Dwellings P X <br /> Townhouses P X <br /> Duplexes P X <br /> Multiple Dwelling Units P P <br /> Condominiums P P <br /> Group Homes P P <br /> Lodging Houses P P <br /> Boarding Houses X P <br /> Dormitories X P <br /> Churches S P <br /> Convalescent Homes/Nursing Homes X P <br /> Day Care Centers S P <br /> Preelementary Schools S P <br /> Home Occupations S S <br /> Residential Care Facilities S S <br /> Fraternity/Sorority Buildings X S <br /> The majority of acreage in multi-family districts are located at the Bracewood Circle <br /> fourplexes, the area immediately west of downtown in the Heritage neighborhood, a large <br /> tract southwest ofDOITÌe Miller Junior High School, and scattered throughout the Dunbar <br /> neighborhood. <br /> Public and Institutional District (P) <br /> Approximately 4% of the acreage in Sector One is zoned Public and Institutional District. <br /> The uses permitted in the P district include governmental buildings, parks, cemeteries, <br /> airports, hospitals, churches, utility substations, communication towers, and public and <br /> private education institutions. Specific uses in the P district include establishments which <br /> dispense liquor, wine and/or beer for on-premise consumption and fraternity/sorority <br /> buildings. The four major P districts in Sector One include Dorrie Miller Junior High <br /> School, Dunbar Park, SMCISD administrative annex, and the Pi Kappa Alpha Fraternity <br /> house. In addition, there are several churches zoned P throughout the area. <br /> Single-Family. Duplex and Neighborhood Business District (M) <br /> Approximately 3% of the acreage in Sector One is zoned Single-Family, Duplex and <br /> Neighborhood Business District. The M district classification is being phased out. No <br /> building permits or site development permits are being issued for new construction of <br /> 2-8 <br />
