<br /> Chapter 2 Sector One Today <br /> principal buildings located on any property zoned M until an application is submitted to <br /> change the zoning classification in conformance with the zoning ordinance and the city's <br /> master plan. However, permits may be issued for remodeling and repair of existing <br /> buildings for uses that are listed as permitted in this district without applying for a zoning <br /> change. The uses permitted in the M district include single~ family detached dwellings, <br /> duplexes, neighborhood businesses, professional offices, churches, day care centers, <br /> clinics, convalescent homes, nursing homes, and group homes. Specific uses in the M <br /> district include residential care facilities. The majority of the M districts are located <br /> immediately southwest of downtown in the eastern section of the Dunbar neighborhood. <br /> Townhouse Districts (TH-2) <br /> Approximately 2% of the acreage in Sector One is zoned Townhouse District. The uses <br /> permitted in the townhouse districts include townhouses and group homes. Specific uses <br /> in the townhouse districts include home occupations. There are no TH-l or TH-3 <br /> districts located in Sector One. The only TH-2 district (12 dwelling units or fewer per <br /> gross acre) is located northwest of the intersection of Wonder World Drive and <br /> Stagecoach Trail. <br /> Two Family Dwelling Districts (DP-l and DP-2) <br /> Approximately 2% of the acreage in Sector One is zoned Duplex District. There are <br /> 16.39 acres zoned DP-1 9.49 acres are zoned DP-2. The uses permitted in the DP-1 and <br /> DP-2 districts include single-family detached dwellings, two-unit townhomes, duplexes, <br /> condominiums, storage buildings not larger than 10 feet by 12 feet, and group homes. <br /> Specific uses in the DP-1 and DP-2 districts include churches and home occupations. <br /> DP-l development is defined as 6 dwelling units or fewer per gross acre and DP-2 is <br /> derIDed as 12 dwelling units or fewer per gross acre." The majority of duplex districts are <br /> located in the Dunbar neighborhood area, west of Mitchell Street and south of Martin <br /> Luther King Drive. <br /> Zero Lot-Line Dwelling District (ZL) <br /> Approximately 1% of the acreage in Sector One is zoned Zero Lot-Line Dwelling <br /> District. A zero lot-line dwelling is derIDed as a single-family dwelling unit which is <br /> located so that one exterior wall is not required to have a setback along the side property <br /> boundary. The uses permitted in the ZL district include zero lot-line dwellings and group <br /> homes. Specific uses in the ZL district include home occupations. The minimum lot area <br /> for the ZL district is 4,000 square feet. The only ZL district is located northwest of the <br /> intersection of Wonder World Drive and Stagecoach Trail. <br /> Mobile Home and Residential District (MR) <br /> Only two lots, 1014 Mead Street and 743 Gravel Street, in Sector One are zoned Mobile <br /> Home and Residential District. The uses permitted in the MR district include mobile <br /> homes, single-family dwellings, group homes, and accessory, storage or portable <br /> buildings.
