<br /> Chapter 2 Sector One Today <br /> Housing <br /> In December 1996, the City of San Marcos Planning and Development Services <br /> Department conducted a housing survey within Sector One. The survey included the <br /> number and types of housing located within the area. The housing survey indicated there <br /> were 1,411 housing units. A breakdown ofthe housing types in Sector One are: <br /> Housing Buildings Units <br /> Single Family 720 720 <br /> Two Family Detached 54 54 <br /> Duplex 23 46 <br /> Multifamily 111 487 <br /> Mobile Home 104 104 <br /> Figure 2-1 <br /> Sector One <br /> Housing Units <br /> Mobile Home <br /> 7% <br /> Single Family <br /> 51% <br /> Multifamily <br /> 35% <br /> Duplex Two <br /> 3% Family <br /> Detached <br /> 4% <br /> According to the 1990 Census, 41 % of the housing in Sector One was owner occupied, <br /> and 59% was renter occupied. The figures for the city as a whole were 31.6% owner <br /> occupied and a whopping 68.4% renter occupied. Residents in dorms or institutional <br /> housing were not counted in these figures. Vacancy was reported as 11 % in Sector One <br /> and 9.8% city wide. <br /> Housing occupancy in San Marcos in all sectors in 1996 is close to 98%. The seemingly <br /> steep decline in vacancy can be attributed to several factors. The housing market has <br /> recovered ITom the slump in the 1980's, with many dwellings then on the market now <br /> sold and occupied. The City's program for condemning vacant dilapidated housing has <br /> 2-11 <br />
