<br /> Chapter 2 Sector Two Today <br /> Single-Family Dwelling Districts (R-l and R-2) <br /> The largest percentage of the acreage in Sector Two is zoned Single-Family Dwelling <br /> districts (75%). There are 607.97 acres zoned R-l and 8.53 acres are zoned R-2. The <br /> uses permitted in the R-l and R-2 districts include single-family detached dwelling units, <br /> accessory buildings and group homes. Specific uses in the R-l and R-2 districts include <br /> churches and home occupations. R-l developmént is defined as 6 dwelling units or fewer <br /> per gross acre and R-2 development is 9 dwelling units or fewer per gross acre. The <br /> majority of Sector Two is zoned R-l district and is scattered throughout the sector. In <br /> addition, the majority of the vacant land in the sector is zoned R-1. <br /> Two Family Dwelling Districts (DP-l and DP-2) <br /> Approximately 7% of the acreage in Sector Two is zoned Two Family Dwelling districts. <br /> There are 13.28 acres zoned DP-l and 46.11 acres zoned DP-2. The uses permitted in the <br /> DP-1 and DP-2 districts include single-family detached dwellings, two-unit townhomes, <br /> duplexes, condominiums, storage buildings not larger than 10 feet by 12 feet, and group <br /> homes. Specific uses in the DP-l and DP-2 districts include churches and home <br /> occupations. DP-l development is defined as 6 dwelling units or fewer per gross acre and <br /> DP-2 is defined as 12 dwelling units or fewer per gross acre. The majority of Two Family <br /> Dwelling districts are located in clusters throughout the Westover and Southwest Hills <br /> neighborhoods. There are no Two Family Dwelling districts in the Greater Castle Forest, <br /> Oak Heights, or Park Place neighborhoods. <br /> Public and Institutional District (P) <br /> Approximately 6% of the acreage in Sector Two is zoned Public and Institutional District. <br /> The uses permitted in the P district include governmental buildings, parks, cemeteries, <br /> airports, hospitals, churches, utility substations, communication towers, and public and <br /> private education institutions. Specific uses in the P district include establishments which <br /> dispense liquor, wine and/or beer for on-premise consumption and fraternity/sorority <br /> buildings. The five major P districts in Sector Two include the San Marcos Cemetery, <br /> Crockett Elementary School, Scheib Opportunity Center, and two neighborhood parks <br /> along Lancaster Street - Castle Forest Park and Sendera Park, one of which is presently <br /> developed. <br /> Multi-Family Districts (MF-l and MF-4) <br /> Approximately 4% of the acreage in Sector Two is zoned Multi-Family districts. There <br /> are 1.28 acres zoned MF-l and 32.30 acres zoned MF-4. There are no MF-2, MF-3, or <br /> MF -5 districts in Sector Two. MF -1 development is defined as 6 dwelling units or fewer <br /> per gross acre and MF-4 is defined as 24 dwelling units or fewer per gross acre.; The <br /> permitted (P), specific (S) and not allowed (X) uses in the multi-family districts include: <br /> Zonin2 District Uses MF-l MF-4 <br /> Single-Family Detached Dwellings P X <br /> Townhouses P X <br /> Duplexes P X <br /> Multiple Dwelling Units P P <br /> 2-6 <br />
