Lessee shall keep the <br /> Leased Premises, including ramps, signs, sidewalks, <br /> serviceways, and loading areas adjacent to the Leased Premises <br /> neat, clean, and free from dirt or rubbish at all times, and <br /> shall store all trash and garbage within the Leased Premises, <br /> arranging for the regular pick-up of such trash and garbage at <br /> Lessee's expense. <br />3.5 Lessee shall store all equipment and materials/supplies <br /> within the confines of the building located on the Leased <br /> Premises. outside storage is specifically prohibited unless <br /> separate written provisions are made with the Lessor. <br />3.6 During the term of this Lease, the Lessor agrees that Lessee <br /> . ' taxi-ways and <br /> shall have unrestr1cted access to the runways, <br /> ramp now in existence on the Airport to the same extent that <br /> any other parties may have use thereof. Lessor's failure to <br /> continue the use of the Airport for airport and aviation <br /> purposes shall constitute a default, and upon Lessee giving <br /> notice to Lessor of such default and Lessor's failure to cure <br /> said default within thirty (30) days after the giving of <br /> notice, this Lease shall terminate and Lessee shall vacate the <br /> Leased Premises no later than 120 days thereafter, during <br /> which time the normal rental fees shall accrue; the d,ate upon <br /> which the Leased Premises are vacated by Lessee shall be the <br /> date Lessee is released from and relieved of all further <br /> obligations thereafter to accrue hereunder. <br /> ARTICLE 4. <br /> Maintenance and Repair of Premises <br />4.1 Lessee shall keep the Leased Premises in good, clean condition <br /> and shall make all needed repairs to all structures on the <br />' premises. at its sole cost and expense, <br /> Lessee shall comply, <br /> with all governmental laws, ordinances and regulations <br /> applicable to the Leased Premises. The Lessee shall not be <br /> obligated to make any structural changes or alterations to the <br /> Leased Premises unless made necessary by the act or omission <br /> of the Lessee, in which event Lessee shall comply, at its <br />
