<br /> 97/) <br /> -5- <br /> expense, with plans and specifications submitted to and <br /> approved by Lessor under Article V of this Lease. If any <br /> repairs required to be made by Lessee hereunder are not made <br /> within 30 days after written notice delivered to .Lessee by <br /> Lessor, Lessor may at its option make repairs without <br /> liability to Lessee for any loss or damage which may result to <br /> Lessee's property or business by reason of such repairs, and <br /> Lessee shall pay to Lessor upon demand as additional rental <br /> the cost of repairs plus interest at the maximum legal rate in <br /> effect in the state of Texas from the date of payment by <br /> Lessor until repaid by Lessee. At the expiration of this <br /> Lease, Lessee shall surrender the Leased Premises il1 good <br /> condition, ' fire, <br /> reasonable wear and tear, loss by or other <br /> unavoidable casualty alone excepted. <br /> 4.2 Maintenance of the runways, taxiways, entrance roads, <br /> driveways, existing parking lots, leading to and/or contiguous <br /> to the Leased Premises shall remain the obligation of the <br /> Lessor. The Lessor shall be o~ligated to use airport revenue <br /> funds for maintenance. The Lessor shall never have the <br /> obligation to use general, operating or bond funds for <br /> maintenance. <br /> ARTICLE 5. <br /> Alterations and Fixtures <br /> 5.1 The Lessee shall within twelve (12) months of the commencement <br /> of this Lease construct an aircraft storage hangar (the <br /> "Hangar") in accordance with sealed plans prepared by a <br /> licensed or registered professional structural engineer which <br /> depict the total construction project to be located on the <br /> Leased Premises before such construction is begun. The plans <br />! shall reflect the proposed design of the Hangar, the estimated <br />I cost of the construction and establish a time schedule for the <br /> completion of the construction. <br /> 5.2 Lessee shall not make any further alterations, additions, or <br /> improvements to the Leased Premises without the prior written <br /> consent of Lessor.
