<br /> Cf7F <br /> -7- <br /> ARTICLE 7. <br /> utilities/Taxes <br /> 7.1 Lessee shall promptly pay all charges for electricity, water, <br /> telephone service, and other utilities furnished to ,the Leased <br /> Premises. <br /> 7.2 Lessor shall not be liable for any interruption or impairment <br /> whatsoever in utility services unless the interruption is <br /> proximately caused by the negligence of Lessor's agents, <br /> officers or employees. <br /> 7.3 Lessee shall pay all taxes and assessments against any <br /> buildings or other structures it places on the Leased Premises <br /> as well as all taxes and assessments against the personal <br /> , <br /> property used by Lessee on the Leased Premises. <br /> ARTICLE 8. <br /> Insurance and Indemnity <br /> 8.1 Liability Insurance: Lessee shall, at its own expense, <br />~ purchase, maintain and keep in force insurance as set forth in <br /> the Minimum standards, and as w~ll protect Lessee from claims <br /> which may arise out of or in connection with any operations at <br /> the Airport, whether the operations be by Lessee or by any <br /> subcontractor or by anyone directly or indirectly employed by <br /> Lessee or by anyone for whose acts Lessee may be liqble. <br /> A. Insurance required by this section shall be written so <br /> that the Lessor will be notified in writing, in the event of <br /> cancellation, restrictive amendment or non-renewal at least <br /> thirty (30) days prior to the action. certificates of <br /> Insurance shall be filed with Lessor annually and are subject <br /> to Lessor's approval. <br /> B. All insurance required under this section shall be <br />, <br />¡ written with the Lessor as an additional insured. In any <br />I <br /> event, Lessee is fully responsible for all losses arising out <br /> of, resulting from or connected with operations under this <br /> Lease whether or not said losses are covered by insurance. <br /> The Lessor's acceptance of certificates of Insurance that in <br /> any respect do not comply with the Lease requirements does not <br />
