TO TETCO, INC. DATED SEPTEMBER 22, 1988 AND RECORDED IN VOLUNE 753, PAGE 697 OF THE HAYS COUNTY REAL PROPERTY RECORDS, AND BEING A PORTION OF THAT 0.51 ACRE TRACT AND THAT 1.58 ACRE TRACT DESCRIBED IN A DEED . FROM SAN ~ffiRCOS ONE EIGHTY SIX, LTD. TO TETCO, INC. DATED SEPTEMBER 22, 1988 AND RECORDED IN VOLUME 753, PAGE 709 OF THE HAYS COUNTY REAL PROPERTY RECORDS, AND BEING HORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: ._- COMMENCING at 1/21f iron rod found for the east corner of the remaining portion of the Turner 82.06 acre tract, being in the southwest line of the remaining portion of that 84.84 acre tract described in a deed from W. A. Williams et ux to W. B. Williams dated March 31, 1955 and recorded in Volume 193, Page 159 of the Hays County Deed Records (said Turner 82.06 being a portion of the Williams 84.84 acre tract), and being the north corner of the 20 ,foot wide strip of land dedicated from the Turner 82.06 ~cre tract ~ to the State of Texas by deed dated March 3, 1994 and recorded in Volume 1066, Page 399 of the Hays County Official Public Records, from which the record east corner of the Turner 82.06 acre tract in the northwest line of the original right-of-way of F.M. Highway No. 2439 (Hunter Road), bears S 55~ 311 001f E 20.00 feet¡ THENCE with the northwest line of the 20 foot wide strip of land dedicated to the State of Texas, being 20 feet from and parallel to the common southeast line of the Turner 82.06 acre tract and northwest line of the original Hunter Road right-of- way, being a right-breaking curve having the following characteristics: central angle = 11 - 591 351f, radius = 1372.40 feet, arc length =287.27 feet and a chord which bears S 40~ 57' 32 II W 286.74 feet to a 1/21f iron rod found for the east corner and PLACE OF BEGINNING of the herein described ; tract¡ ~ THENCE leaving the PLACE OF BEGINNING and continuing with the northwest line of the 20 foot wide strip of land the following two courses, as shown on that plat numbered 23992-96-2-d dated May 22, 1996 as prepared for TETCO by Byrn & Associates, Inc. of San r-larcos, Texas: 1.
