<br /> PARTICULARLY DESCRIBED BY METES F~D BOUNDS AS FOL~OWS:
<br /> COMMENCING at 1/2" iron rod found in the southwest line of the
<br /> remaining portion of the TETCO 64.55 acre tract being the west
<br /> corner of that 20 foot wide strip of land dedicated from the TETCO
<br /> 64.55 acre tract to the State of Texas by deed dated March 3, 1994
<br /> and recorded in Volume 1066, Page 399 of the Hays County Official
<br /> Public Records, and being in the northeast line of Lot 92, Laurel
<br /> -- Estates, Unit Subdivision as recorded in Volume I, Page 62 of the
<br /> Hays County Plat Records, from which the record south corner of the
<br /> TETCO 64.55 acre tract and east corner of Lot 92, Laurel Estates,
<br /> Unit 2, being in the original northwest line of F.M. Highway No.
<br /> 2439 (Hunter Road) bears, S 42~ 391 25" E 21.29 feet;
<br /> THENCE with the northwest line of the 20 foot wide strip of
<br /> land dedicated to the State of Texas, being 20 feet from and
<br /> parallel to the common southeast line of the TETCO 64.55 acre
<br /> tract and northwest line of the original Hunter Road ~ight-of-
<br /> , way, the following two courses:
<br /> 1. N 27- 16' 25" E 239.97 feet to a 1/2" iron rod found for

<br /> 2. with a right breaking curve having the following
<br /> characteristics: central angle = 04" 581 36", radius =
<br /> 1206.03 feet, arc length = 104.75 feet and a chord which
<br /> bears N 290 43 f 33" E 104.72 feet to a 1/2" iron rod set
<br /> for the south corner and PLACE OF BEGINNING of the herein
<br /> described tract, being in the southwest line of the TETCO
<br /> 0.55 acre tract and northeast line of a portion of the
<br /> TETCO 64.55 acre tract, from which the south corner of
<br /> the TETCO 0.55 acre tract in the record northwest line of

<br /> of San Marcos, Texas, N 49~ 131 03" W 384.83 feet to a 1/2" iron
<br /> rod found for the west corner of the herein described tract and the
<br /> TETCO 0.55 acre tract, being the south corner of that 30.0 acre
<br /> tract described in a deed from San Marcos One Eighty Six, Ltd. to
<br /> San Marcos Consolidated Independent School District dated March 26,
