<br />- ~M <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />platted as Lot I, Block 1, Hunters Hill Subdivision as recorded in <br />Volume 6, Page 177 of the Hays County Plat Records; <br /> <br />THENCE with the common southeast line of the San Marcos <br />~ ~onsolidated Independent School District 30.0 acre tract and Lot 1¡ <br />and the northwest line of the TETCO 0.55 acre tract and the TETCO <br />1.58 acre tract, N 45' 43' 4311 E 1118.00 feet to a 1/211 iron rod <br />found for the north corner of the herein described tract, being in <br />the southwest line of Foxtail Run, a street shown on the plat of. <br />Hunters Hill Subdivision, Section I, pass at 60.22 feet a point for' <br />the north corner of the TETCO 0.55 acre tract and west corner of <br />the TETCO 1.58 acre tract; <br /> <br />THENCE with the southwest line of Foxtail Run for the general <br />northeast'line of the herein described tract, the follo_ving three <br />courses: <br /> <br />1. with a left-breaking curve having the following <br />characteristics: central angle = 15 13' 17f1, radius = 647.50 <br />feet, arc length = 172.02 feet and a chord wAich bears S 36 <br />39' 3911 E 171.51 feet to a 1/211 iron rod found for an angle <br />point, pass at an arc distance of 61.48 feet a point in the <br />southeast line of the TETCO 1.58 acre tract and northwest line <br />of a portion of the TETCO 64.55 acre tract, <br /> <br />2. S 44 16' 1711 E 155.00 feet to a 1/2" iron rod found for an <br />angle point, and <br /> <br />3. with a right-breaking curve having the following <br />characteristics: central angle = 90 00' 0011, radius = 25.00 <br />feet, arc length = 39.27 feet 'and a chord which bears S 00 <br />43' 43f1 íV 35.36 feet to a 1/2f1 iron rod found for the south <br />corner of Foxtail Run and being in the northwest line of the <br />aforereferenced 20 foot strip of land dedicated to the State <br />of Texas; <br /> <br />THENCE with the northwest line of the 20 foot strip of land, being <br />a line 20 foot from and parallel to the common southeast line of <br />, the TETCO 64.55 acre tract and the original northwest line of <br />Hunter Road, the following two courses: <br /> <br />1.
