<br /> /oÇp <br /> F. All of the insurance required shall Be amended to afford coverage for: <br /> Products Liability and Completed Operations Coverage specifically covering the <br /> entire repair and fueling operation. Blanket Board Form Contractual Liability <br /> specifically covering the indemnification assumed by Lessee under this Lease. <br /> G. Insurance required by this section shall be written so that Lessor will be <br /> notified in writing, in the event of cancellation, restrictive amendment or non- <br /> renewal at least thirty (30) days prior to the action. Certificates of Insurance shall <br /> - be filed with Lessor prior to the commencement of operations and are subject to <br /> Lessor's approval. Insurance carriers insuring Lessee in accordance herewith <br /> which are rated by the recent edition of Best's Key Ratinq Guide, Property- <br /> Casualty, published by A.M. Best Company, or insurance carriers having a rating <br /> lower than B+VII as shown in the most recent edition of said book, will not be <br /> approved by Lessor unless a guaranty bond acceptable to Lessor from a carrier <br /> rated B+VII or higher guaranteeing payment of any and all claims against Lessee <br /> is furnished to Lessor. <br /> All insurance required under this section shall be written with Lessor as an <br /> additional insured. The stated limits of insurance required by this section are <br /> MINIMUM ONLY and it shall be Lessee's responsibility to determine what limits are <br /> adequate. These minimum limits may be basic policy limits or any combination of <br /> basic limits and umbrella limits. In any event, Lessee is fully responsible for all <br /> losses arising out, resulting from or connected with operations under this Lease <br /> whether or not said losses are covered by insurance. Lessor's acceptance of <br /> Certificates of Insurance that in any respect do not comply with the lease <br /> requirements does not release Lessee from compliance herewith. <br /> All insurance required under this section shall be primary over any other <br /> insurance coverage Lessor may have. <br /> - <br /> 8.2 Indemnity: <br /> A. Lessee shall indemnify Lessor and save it harmless from suits, actions, <br /> damages, liability and expense in connection with the loss of life, bodily or personal <br /> injury or property damage arising from or out of any occurrence in or upon the <br /> Leased Premises or from the occupancy or the use by Lessee of said premises or <br /> any part thereof, or occasioned wholly or in part by any act or omission of Lessee, <br /> its agents, contractors, employees, servants, invitees, licensees or concessionaires, <br /> in their use of the Leased Premises, the runways and taxiways and any other area <br /> within the Airport; and, <br /> B. Lessee shall store its property in, and shall occupy the Leased Premises and <br /> all other portions of the Airport at its own risk, and releases Lessor, to the full extent <br /> permitted by law, from all claims of every kind resulting in loss of life, personal or <br /> bodily injury or property damage; and <br /> C. Lessor shall not be responsible or liable at any time for any loss or damage <br /> of Lessee's fixtures, machinery, airplane(s) or other personal property of Lessee; <br /> and <br /> D. Lessor shall not be responsible or liable to Lessee or to those claiming by, <br /> through, or under Lessee for any loss or damage to either the person or property <br /> - of Lessee that may be occasioned by or through the acts or omissions of persons <br /> occupying adjacent, connecting, or adjoining premises; and <br /> E. Lessor shall not be responsible for or liable for any defect, latent or <br /> otherwise, in any building in the airport area or in any of the equipment, machinery, <br /> utilities, appliances or apparatus therein or thereupon, nor shall it be responsible <br /> or liable for any injury, loss or damage to any person or to any property of Lessee <br /> or any other person caused by or resulting from any bursting, breakage of or from <br />
