<br /> /07L <br /> ARTICLE VI <br /> Signs <br /> 6.1 Lessee shall not, without Lessor's prior written consent (a) make any changes to <br /> the Building/Hangar, or (b) install any exterior lighting, shades or awnings, or any <br /> exterior decorations or paintings, or (c) erect, install or change any signs, window <br /> or door lettering, placards, decorations, or advertising media of any type which can <br /> be viewed from the exterior of the Leased Premises, excepting only dignified <br /> displays of a customary type. Lessor shall not unreasonably withhold consent to <br /> any of these items. <br /> ARTICLE VII <br /> UtilitieslT axes <br /> 7.1 Lessee shall promptly pay all charges for electricity, water, telephone service, and <br /> other utilities furnished to the Leased Premises. <br /> 7.2 Lessor shall not be liable for any interruption or impairment whatsoever in utility <br /> service. <br /> 7.3 Lessee shall pay all taxes and assessments against any buildings or other <br /> structures they place on the premises as well as all taxes and assessments against <br /> the personal property used by Lessee. <br /> ARTICLE VIII <br /> Insurance and Indemnity <br /> 8.1 Lessee shall, at its own expense, purchase, maintain and keep in force insurance <br /> as set forth in the Minimum Standards, and as will protect Lessee from claims set <br /> --- forth below which may arise out of or result from any operations at the Airport, <br /> whether the operations be by Lessee or by any subcontractor or by anyone directly <br /> employed by Lessee or by anyone for whose acts Lessee or any subcontractor may <br /> be liable. <br /> A. Insurance as will protect Lessee from claims under statutory Workmen's <br /> Compensation laws, disability laws or other employee benefit laws and will fulfill the <br /> requirements of the jurisdiction in which the work is to be performed. Insurance will <br /> be amended to provide coverage for multiple jurisdictions and other indicated <br /> coverages as may be applicable. <br /> B. Insurance as will protect Lessee from claims from damages because of <br /> bodily injury, personal injury, sickness, disease to death with minimum limits of <br /> liability of not less than $500,000.00 aggregate. <br /> C. Insurance as will protect Lessee from claims for damages for injury to or <br /> destruction of tangible property of others, including loss of use. Coverage shall <br /> include Board Form Property Damage and removal of XCU exclusions. The <br /> minimum limits of liability shall be $500,000.00 per occurrence and $500,000.00 <br /> aggregate. <br /> ! D. Insurance as will protect Lessee from claims for damages arising our of the <br /> maintenance, operations, or use of any owned, non-owned or hired vehicle or <br /> --- aircraft. Minimum limits of liability for bodily injury and property damage combined <br /> shall be not less than $500,000.00 each occurrence. <br /> E. An Excess Liability Policy with minimum limits of $1,000,000.00 and follows <br /> in form with the primary coverage. <br />
