SPECIAL CONDITIONS <br /> A. The Project site includes five facilities described as <br /> follows: (1) Building One, 360 square foot masonry office with <br /> walk-in safe; (2) Building Two, brick office/warehouse with 15,442 <br /> square foot warehouse and approximately 2,556 square feet of <br /> office; (3) Building Three, 360 square foot metal building; (4) <br /> Building Four, 5,970 square feet of metal storage sheds; and (5) <br /> Building Five, 2,150 square feet brick single family dwelling. <br /> B. The city will engage the services of an architect to prepare <br /> the design and technical specifications for the Construction <br /> Project, to assist the City in bidding and awarding the <br /> ~ <br /> Construction Project, and to provide construction administration <br /> during the course of the Construction Project. <br /> C. The city will be responsible for bidding and award of the <br /> construction contract for the Construction Project, and for acting <br /> in the capacity of the owner of the Project site with respect to <br /> the construction contract. The Construction Project will include <br /> the correction of all slum and blight conditions as described in <br /> Exhibit A, Performance Statement and will also include all <br /> construction required to make the Project site suitable for the <br /> Incubator. <br /> D. The Foundation agrees to establish a nonprofit corpo~ation to <br /> operate and administer the Incubator at the Project site as a <br /> facility within which small businesses share space, equipment, and <br /> support personnel and have access to professional consultants for <br /> advice related to the technical and management aspects of <br /> conducting a commercial enterprise.
