The selection of qualified tenant businesses ,to occupy <br /> portions of the Project site. <br /> 3. The negotiation and administration of written leases with <br /> tenant business. <br /> 4. The maintenance of all facilities on the Project site. <br /> 5. The coordination of all funding, goods and services to be <br /> contributed to the Incubator as described in Exhibit A, <br /> Budget and in the Grant Contract. <br /> ~ <br /> The Foundation agrees to operate the Incubator at the Project site <br /> throughout the contract period. The Foundation and the city agree <br /> that if the operation of the Project site as an Incubator ceases <br /> for a continuous period of 30 days or more during the contract <br /> period, but the slum and blight identified in the Grant Contract at <br /> the Project site has been eliminated, then a prorata (based on the <br /> city's ownership interest) portion of any proceeds from the sale or <br /> lease of the Project site must be returned to the Department. <br /> E. The Foundation certifies that all property taxes on the <br /> Project site are current, and future taxes will be paid by the <br /> Foundation when due. The City and the Foundation acknowledge that <br /> the city's ownership interest in the Project site is exe;mpt from <br /> property taxes. <br /> F. The Foundation agrees not to lease any portion of the Project <br /> site except Building Five, brick single family dwelling, to non- <br /> Incubator tenants without the written approval of the City and the <br /> Department. <br />
