Reports will describe <br /> construction progress in general terms and summari ze project costs, <br /> cash flow, construction schedul e and pendi ng and approved contract <br /> modifications. Reports wi 11 be incorporated into the Management <br /> Information System. <br /> c. Maintain a document control system designed to track the processing of <br /> contractor's submittals-and provide for filing and retrieval of project <br /> documentation. Produce monthly reports indicating the status of all <br /> submittal s in the revi ew process. Send contractor's submittals, <br /> including Requests for Information, modification requests, shop <br /> drawings, schedules, and other submittals to the Design Consultant for <br /> review in accordance with the requirements of the construction contract <br /> documents for the projects. Monitor the progress of the contractor and <br /> Design Consultant in sending and processing submittals to see that <br /> documentation is being processed in accordance with schedules. <br /> \ <br /> d. Review contractor's application for payment and recommend payment in <br /> accordance with the procedures in the construction contract documents. <br /> e. Monitor contractors' comp 1 i ance with MBE/DBE and mi n i mum wage rate <br /> requirements as required by the construction contract documents. <br /> f. Establish and maintain a project documentation system consistent with <br /> the requi rements of the. constructi on contract documents, i ncl udi ng <br /> daily construction reports and tracking corrections to defective work. <br /> g. Provi de a full time on-site representative as construction manager. <br /> Provide documentation of observations made wh il e at the site. <br /> Additional full time on-site inspectors and inspectors for areas <br /> requiring specialized technical expertise are available on an as needed <br /> basis as an additional service. <br /> h. Visit the site monthly to meet with the contractor to observe the <br /> progress of the work, monitor compliance with the schedules and <br /> requirements of the contract documents and help resolve any conflicts <br /> that may need attention. <br /> i. Assist in the transfer of and acceptance by the construction contractor <br /> of any City-furnished equipment or materials. <br /> j. Establish and administer quality assurance procedures in accordance <br /> with the construction contract documents. Notify contractors of non- <br /> conformi ng work observed.
