Surrender of Leased Premises: <br />Lessee will at the expiration of this Agreernent or upon any sooner <br />termination hereof, quit and surrender the leased premises to Lessor <br />peaceably, quietly and in as good order and condition as now exists, <br />reasonable,:use and wear thereof and authorized improvements excepted. <br />10. Holding Over: <br />In the event Lessee shall hold over and remain in possession of the <br />premises herein leased after the expiration of this Agreern~nt without <br />any written renewal thereof, such holding over shall not be deemed to <br />operate as a renewal or extension of this Agreement but shall only <br />create a tenancy frorn month to month which may be terminated at any <br />time by the Lessor. <br />11. Nondiscrimination: <br />The Lessee shall not discriminate against any employee or applicant for <br />employment because of race, religion, sex, color, national origin, age <br />or physical handicap. The Lessee shall include a similar provision in <br />any subcontract it may enter into in connection with this Agreement. <br />12. Additional Payments by Lessee: <br />Lessee shall pay, in addition to the rental hereinabove specified, all <br />permit fees, license fees, and any and all taxes required by law and/or <br /> <br />-5- <br />
