Surrender of Leased Premises: <br /> Lessee will at the expiration of this Agreement or upon any sooner <br /> termination hereof, quit and surrender the leased premises to Lessor <br /> peaceably, quietly and in as good order and condition as now exists, <br /> reasonable use and wear thereof and authorized improvements excepted. <br /> 10. Holding Over: <br /> In the event Lessee shall hold over and remain in possession of the <br /> premises herein leased after the expiration of this Agreement without <br /> any written renewal thereof, such holding over shall not be deemed to <br /> operate as a renewal or extension of this Agreement but shall only <br /> create a tenancy from month to month which may be terminated at any <br /> .. <br /> time by the Lessor. <br /> 11. Nondiscrimination: <br /> The Lessee shall not discriminate against any employee or applicant for <br /> employment because of race, religion, sex, color, national origin, age <br /> or physical handicap. The Lessee shall include a similar provision in <br /> any subcontract it may enter into in connection with this Agreement. <br /> 12. Additional Payments by Lessee: <br /> <br /> Lessee shall pay, in addition to the rental hereinabove specified, all <br /> permit fees, license fees, and any and all taxes required by law and/or <br /> by ordinance of the City of San Marcos, Texas, incurred or occasioned <br /> by Lessee's installation, use, operation, maintenance and/or removal of <br /> Lessee's equipment at, on, or from the leased premises. <br /> -5- <br />
