Assignments: <br /> <br /> Lessee shall have the right to assign this Agreement with Lessor's <br /> consent, which shall not be reasonably withheld, to any corporation, or <br /> to any person or entity which acquires substantially all of Lessee's <br /> assets, provided that such assignee assumes in full all of Lessee's <br /> obligations under the Agreement. <br /> 14. Utilities: <br /> Lessee shall have all utility services used by it metered in its own <br /> name and shall promptly pay all bills therefor. <br /> 15. Lessor's Access to Leased Premises: <br /> Lessor shall at all times have access to the leased premises. <br /> 16. Indemnification: <br /> ~ <br /> Lessee hereby agrees to indemnify, defend and hold harmless the Lessor <br /> and its officers, agents and employees from and against all losses, <br /> claims, and causes of action for personal injury or property damage, <br /> including the amounts of judgments, interest, court costs, legal fees <br /> and all other expenses, arising out of or in connection with this <br /> Agreement. It is the expressed intention of Lessor and Lessee that <br /> this indemnity by the Less extends to and protects the Lessor from the <br /> consequences of the Lessor's own negligence, whether that negligence is <br /> the sole or a concurring cause of the injury or damage. The indemnity <br /> required hereunder shall not be limited by reason of the specification <br /> of any particular insurance coverage in this Agreement. <br /> -6- <br />
