<br /> I IT) <br /> "Extension of City Facilities: Where it is <br /> necessary, in order to properly serve the <br /> subdivision, that extension of existing'City <br /> utilities be made or that drainage facilities <br /> be constructed outside the subdivision, which <br /> extensions or such facilities are here <br /> referred to as "off-site improvements, " the <br /> subdivider s ha 1 1 install such ofrf-site <br /> improvements of such a size as to adequately <br /> serve the area being subdivided at his own <br /> expense; however, if the City should require <br /> the construction of off-site improvements of <br /> a size greater than set out above, then the <br /> City s ha 11 within one year after date of <br /> approval of the final construction plans, <br /> reimburse the subdivider for any increased <br /> cost of such facilities. " <br /> 5. Maintenance and Expansion of Roads and Streets - <br /> No existing roads or streets are i nc 1 ucfed in the <br /> annexed area. The property owner wi 11 be required <br /> to extend, expand or construct any roads which are <br /> required for the development of the property in <br /> accordance with the CityTs development ordinances. <br /> Upon the completion and dedication of the new <br /> facil ities to the City, the City s ha 11 provide <br /> maintenance of the facilities. The City's street <br /> development policy may be summarized as follows: <br /> "Street Construction: The subdivider shall <br /> be responsible, at his own expense, for the <br /> construction of all streets within his <br /> subdivision. Where it is necessary that <br /> perimeter or other streets adjacent to the <br /> subdivision be improved, the city s ha 11 <br /> construct such improvements, or cause the <br /> same to be constructed, in accordance with <br /> the street assessment policy being used by <br /> the city at the time of such construction. " <br /> Upon the development of the property in accordance <br /> with the City's development ordinances and the <br /> dedication and acceptance of any roads or streets <br /> by the City, maintenance of the façilities s ha 11 <br /> be provided. <br /> 6. Maintenance and Expansion of Parks, Playgrounds <br /> and Swimming Pools - <br /> The same standards and policies now established <br /> and in force with the City limits will be followed <br /> in maintaining and expanding recreational <br /> facilities.
