<br /> "§3ß <br /> -3- <br /> 6. Water. Sewer and Electricity. Lessee agrees to pay all charges for water, <br /> sewer and electric services used in and on the Premises in accordance with Lessor's <br /> rates for these services, as and when Lessor's bills are rendered. Lessee covenants and <br /> agrees that at no time shall its use of electric current exceed the capacity of the wiring <br /> system located on the Premises. Lessee shall ensure that the electrical installation and <br /> wiring meet applicable state and local laws, ordinances, regulations and standards and <br /> that electric outlets are properly spaced to afford maximum safe use of the Premises. <br /> 7. Utilities. Lessee shall furnish at its own expense, all utilities of every type <br /> and nature not otherwise expressly provided for in this Lease. Lessee shall payor cause <br /> to be paid when due, all bills for all other utilities used on, in connection with or <br /> chargeable against the Premises until the expiration of this Lease and surrender of the <br /> Premises by Lessee. <br /> 8. RëÒairs and Maintenance. Lessee agrees to keep the Premises and all <br /> structures or improvements constructed or placed thereon safe and in good order and <br /> condition at all times. . Lessee at its own cost and expense shall make all repairs to the <br /> Premises and improvements on the Premises including structural repairs, necessary <br /> during the term of this Lease. Lessee shall deliver up the Premises and any structures <br /> or improvements constructed or placed thereon in good order and condition, reasonable <br /> wear and tear and damages by the elements excepted, at the exþiration or upon any <br /> termination of this Lease. The Lessee shall keep the Premises free from all refuse and <br /> obstructions. Lessee shall promptly remove all garbage and refuse of any kind from the <br /> Premises. <br /> 9. Activities on Premises. Lessee acknowledges that the Premises are located <br /> in a residential neighborhood, and the Lessee agrees not to conduct or permit any of the <br /> following on the Premises: <br /> (a) Any of the following at any time: <br /> (1 ) Any unlawful activities. <br /> (2) Any activity that is obnoxious because of emission of dust, noise or <br /> odors, except as necessarily incidental to construction activities on <br /> the Premises, and only during periods of active construction work. <br /> (b) Any construction activities between the hours of 8:00 p.m. and 7:00 a.m. <br /> (c) Any organized activities (involving interaction between 4 or more persons) <br /> outside of buildings between 10:00 p.m. and 7:00 a.m. <br /> (d) Any organized activities inside buildings between 11 :00 p.m. and 6:00 a.m. <br />
