"§3ß -3- 6. Water. Sewer and Electricity. Lessee agrees to pay all charges for water, sewer and electric services used in and on the Premises in accordance with Lessor's rates for these services, as and when Lessor's bills are rendered. Lessee covenants and agrees that at no time shall its use of electric current exceed the capacity of the wiring system located on the Premises. Lessee shall ensure that the electrical installation and wiring meet applicable state and local laws, ordinances, regulations and standards and that electric outlets are properly spaced to afford maximum safe use of the Premises. 7. Utilities. Lessee shall furnish at its own expense, all utilities of every type and nature not otherwise expressly provided for in this Lease. Lessee shall payor cause to be paid when due, all bills for all other utilities used on, in connection with or chargeable against the Premises until the expiration of this Lease and surrender of the Premises by Lessee. 8. RëÒairs and Maintenance. Lessee agrees to keep the Premises and all structures or improvements constructed or placed thereon safe and in good order and condition at all times. . Lessee at its own cost and expense shall make all repairs to the Premises and improvements on the Premises including structural repairs, necessary during the term of this Lease. Lessee shall deliver up the Premises and any structures or improvements constructed or placed thereon in good order and condition, reasonable wear and tear and damages by the elements excepted, at the exþiration or upon any termination of this Lease. The Lessee shall keep the Premises free from all refuse and obstructions. Lessee shall promptly remove all garbage and refuse of any kind from the Premises. 9. Activities on Premises. Lessee acknowledges that the Premises are located in a residential neighborhood, and the Lessee agrees not to conduct or permit any of the following on the Premises: (a) Any of the following at any time: (1 ) Any unlawful activities. (2) Any activity that is obnoxious because of emission of dust, noise or odors, except as necessarily incidental to construction activities on the Premises, and only during periods of active construction work. (b) Any construction activities between the hours of 8:00 p.m. and 7:00 a.m. (c) Any organized activities (involving interaction between 4 or more persons) outside of buildings between 10:00 p.m. and 7:00 a.m. (d) Any organized activities inside buildings between 11 :00 p.m. and 6:00 a.m.
